Job Description

Operations Manager- Kings Mutual Century CentreBackground: The Berwick and District Community Association (BDCA) owns and operates the Kings Mutual Century Centre (KMCC), located in Berwick, Nova Scotia. The KMCC is a multi-purpose community centre, comprised of a National Hockey League sized ice surface for hockey and ringette, a 4-sheet curling ice surface (home of the Berwick Curling Club), the Berwick and District Lions Club, and The Berwick Fitness Centre. In addition, the facility also houses a retail sporting goods store and a physiotherapy clinic. The KMCC operates seasonally with respect to the hockey arena, and curling club, but operates year-round with respect to the other organizations in the building.General Accountability: Reporting to the Board of Directors, the Operations Manager is accountable to the Berwick & District Community Association (BDCA) for the onsite coordination and provision of operational and maintenance services as outlined in the following Job Description, as well as providing excellent customer service to all users of the Kings Mutual Century Centre (KMCC).Duties and Responsibilities: 1. Is responsible for the overall operation and maintenance of the KMCC and property. This includes, but is not limited to, the operation and monitoring of the refrigeration plant, and operation and monitoring of the facility heating, ventilation and air conditioning (HVAC) system.2. Prepares maintenance schedules for the operation of the refrigeration plant and building HVAC system and ensures that this maintenance schedule is carried out in a timely manner.3. Ensures that the facility and its equipment are maintained in a safe, clean and functional state by developing maintenance schedules and undertaking regular checks of the building. Ensures that maintenance is performed as required, equipment is operating properly, and assets are secure.4. Is responsible for the maintenance and operation of all equipment used in the facility, including HVAC equipment, ammonia refrigeration plant equipment, and ice resurfacing equipment, which includes arranging all maintenance service and service contracts.5. Is responsible to ensure that all staff maintain logbooks to guarantee proper documentation of the ammonia refrigeration plant as outlined in the Crane Operators and Power Engineers Act.6. Supervises the ice installation and removal process in a timely and efficient manner while adhering to ammonia refrigeration plant equipment manuals and suggested manufacturers specifications when doing so. Operates the ice resurfacing equipment and any other ice related equipment as required.7. Possesses a fundamental understanding of the principles and operations of the HVAC components of the building.8. Completes any minor repairs to facility equipment and the general building, as necessary. Alerts the Building Committee when remedial actions cannot be undertaken immediately.9. Conducts ongoing visual inspections of the facility to ensure it is maintained at a high level of safety and quality. Alerts the Building Committee when remedial actions cannot be undertaken immediately.10. Adheres to the KMCC’s opening and closing procedures.11. Monitors and performs daily checks to ensure all utilities are operating properly and as efficiently as possible. Adjusts HVAC set points as conditions warrant. Maintains records and schedules on energy consumed and usage in particular areas.12. Acts as the Chief Fire Warden for the facility. Ensures that all required regulatory checks are completed as required.13. Exhibits a friendly, approachable and positive attitude. Interacts in a constructive manner with staff, the public, and facility users alike. Responds to all inquiries in a timely manner.14. Possesses general awareness of the terms and conditions of various rental agreements (community room, meeting room, arena, special events and multi-purpose area).15. Participates in training and re-certification opportunities as required.16. Completes work in a professional, thorough, safe, and timely manner.17. Carries out any and all duties and responsibilities that may be directed by the BDCA.18. Maintains a high level of confidentiality and must recognize that he/she is a public servant and must use the utmost respect at all times when dealing with the general public, other staff, and Board members of the BDCA.Qualifications: 1. Must hold a Refrigeration Plant Operator Class 2 ticket or Power Engineering Class 4 ticket or higher.2. Must hold or be willing to obtain certification in First Aid, CPR and WHMIS. Maintaining up to date certification is required over the term of employment.3. Most possess a fundamental understanding of the principles of operation of the HVAC components of a multi-user facility.4. Must possess previous experience in the operation and maintenance of an HVAC system in a commercial facility.5. Must possess a fundamental understanding of the computer applications necessary to monitor the ammonia refrigeration plant, HVAC systems, and overall facility maintenance.6. Must possess experience and complete understanding of ammonia refrigeration and heat recovery systems.7. Must possess a valid drivers license.The BDCA is willing to consider a compensation package that can be structured to fit either a seasonal or full- time employment arrangement. Recognizing the importance of work-life balance, some flexibility in the hours of work can be considered, subject to the needs of the facility.
