Maintenance SupervisorReporting To : Maintenance Superintendent Core Purpose of the Job : Responsible for the safe and efficient operation of the physical plant and electrical and electronic systems and equipment on site. Investigates and resolves complex problems related to building systems. Directs all work of the personnel assigned at the relevant sites. Responsible for managing the delivery of significant projects at each site. Accountable for achieving specific operational objectives. Scope of Duties and Responsibilities : Supervise and provide leadership to a team of maintenance staff, conduct employee performance reviews and recommend individualized career development plans. Maintain work schedule for staff ensuring appropriate coverage and ensuring adequate numbers of qualified staff to accomplish objectives/KPI’s. Perform field observations and regular audits of building components. Prepare routine and special system operation reports. Continuous development of onsite staff on reactive and preventative maintenance processes. Develop documentation for training as needed. Hold regular training sessions in plant safety, equipment maintenance, operational procedures, etc. Ensure project and reactive assignments are completed meeting project agreement standards and timeframe requirements.Ensure all reports comply with Company Policies, Procedures, and QA/QC requirements and ensure a safe and healthy working environment. Update operational procedures to maintain system efficiency and to reflect changes in codes and regulations. Perform field observations and regular audits of building components. Prepare routine and special system operation reports. Oversee the maintenance, repair, and replacement of electrical components, HVAC components, refrigeration components, plumbing components, and other building systems as required. Provide technical expertise for Minor Works, Projects, RFA’s, RFP’s, etc. Oversee the start-up and shut down of major building equipment, commissioning of new systems, shift tours and log readings, diesel generator, fire alarm, and other life safety tests. Support the attainment and retention of ISO quality, environmental and health and safety management certification. Maintain the Asset Register and Planned Preventative Maintenance (PPM) work tasks. Maintain the inventory of parts and consumable supplies for the electrical department. Respond to environmental comfort complaints. Diagnose trouble calls and develop appropriate action to be taken. Continuously review PPM schedule in order to ensure the site is meeting all contractual, legislated, and EOM requirements. Coordinate with other Supervisors and Managers as needed providing support in your area of expertise. In cooperation with other supervisors, oversee general housekeeping of the plant area. Ensure all staff and contractors follow Arc Flash, Confined Space, Lock-out/Tag-out, and safe working procedures. This position will require infrequent rotational shift work (occasionally preventive or reactive maintenance must be done overnight or on the weekend). This position is part of an on call rotation.Undertake other such duties appropriate to the level and character of work as may reasonably be required within the Department / Service. Essential Attributes : Team player with excellent leadership skills, committed to working in a quality environment. Five plus years experience in the operation and maintenance of facilities, with at least one of those years being in a supervisory position. Class A Field Safety Representative or class B Field Safety Representative with a stationary engineering ticket or equivalent experience. Experienced with the operations and maintenance of high voltage (HV) and low voltage (LV) systems. Extensive experience with Building Maintenance Systems (BMS), HVAC systems, CCVE, fire alarm, access control, Elevator, and other facility-related systems. Excellent command of the English language, both in verbal and written communication. Ability to obtain enhanced security clearance for a secured work site. Excellent working knowledge of Health and Safety requirements to teach and lead by example.Ability to read and interpret drawings, specifications, and control diagrams. Working knowledge of computers, control systems, and electrical protection devices. Preferred Attributes : Experience in an environment where Key Performance Indicators (KPI’s) were set and delivered.Red Seal Electrician or Master Electrician.Extensive experience working with Computerized Maintenance Management Systems (CMMS), Building Management Systems (BMS), and Building Management and Control Systems (BMCS).Five years of supervisory experience in the operation and maintenance of a large facility.
