Job TitleBuilding Maintenance TechnicianJob Description SummaryJob DescriptionSUMMARY OF DUTIES:Operator 1 is responsible for the preventive and incidental building repair and maintenance, including building systems and temperature control for a gas-operated facility of facilities. Operator 1 performs this mandate through the use of diligent planning, monitoring, testing, oversight, inspection, provisioning, and trades activities required to maintain high levels of safety, preventive maintenance discipline, and the structural soundness of the buildings and common areas. Must be able to work in a safety-conscious and team-oriented environment. “Safety First” expectations include, but are not limited to SOP processes, observation process, and compliance with all company/site safety guidelines and procedures. Must maintain a consistent and good attendance record in accordance with company policy.Job DescriptionSUMMARY OF ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:

  • Oversee the efficient operation of the campus equipment and systems
  • Inspect all HVAC equipment on a daily basis and record all equipment readings on campus-specific equipment log sheets
  • Responsibility for and performance of all tasks related to Building Operation, including but not limited to, work generated from Preventive Maintenance system, Customer Service system and Unscheduled Maintenance system (corrective maintenance)
  • Plans and performs assigned day-to-day repairs, monitoring, and emergency and preventive maintenance. Maintains a detailed and up-to-date logbook of maintenance and repair activities
  • Respond to and complete in an acceptable time frame all Customer requests from the Work Order System, including closing the work orders and maintaining required databases (CMMS is Corrigo)
  • Knows of and complies with all applicable codes, regulations, government agency, client-driven and company directives related to building operations, construction and safety
  • Conducts regular safety, quality and efficiency inspections. Compiles deficiency reports and reports to the Operations Supervisor
  • Executes special project work, ensures that any subcontractors hired by the Company meet the company’s safety standards
  • Maintains effective ongoing customer relations
  • Assists the Operations Supervisor and Operations Manager as required
ADDITIONAL FUNCTIONS / DUTIES:
  • Perform assigned tasks in a safe, effective, and efficient manner with a quality of service according to standards
  • Ability to work independently and in a team environment
  • Ability to cross train at different sites as required
  • Ability to work rotating shifts as required for scheduled preventive or corrective maintenance outside of normal business hours
  • Must wear company issued uniform and safety shoes
  • Ability to perform various tasks as required such as set-ups for client meetings, furniture relocation, etc.
QUALIFICATIONS: To perform this position successfully, an individual must be able to perform each job duty satisfactorily.   • Current knowledge of best practices of professional maintenance practices, methods and equipment in a gas environment
  • Experience and familiarity with WHMIS, Provincial Safety statutes and basic applicable building codes and regulations
  • Comfortable with the use of automated business applications (such as tablet-based CMMS software – Corrigo) and Microsoft Office applications
  • Strong attention to detail
  • Demonstrate a high level of professionalism and excellent interpersonal skills with a customer service orientation
  • Excellent communication skills both oral and written
  • Flexibility to work outside core business hours when business needs dictate. This position will be on call for emergency situations
  • Able to work independently with minimal direction and respond quickly to emergency situations; organized and detailed
Education: Must possess a Building Environmental Sciences Class II & Class I certificationExperience: Minimum 2+ years experience working in building operationsPHYSICAL DEMANDS:
