Job Description

Schinkel Properties Inc. is looking for a full-time Property Manager to manage their residential properties.Applicant should be friendly and outgoing, able to deal with builders, contractors, tenants, and condo owners and able to work independently as well as part of the team.QUALIFICATIONS

  • Working knowledge of building maintenance processes and procedures.
  • Experience supervising site staff, preferably in multiple locations, is required.
  • Experience in tenant relationships is preferred.
  • Good knowledge and understanding of residential rental markets
  • Strong customer service orientation.
  • Good communication skills and the ability to work well with tenants, consultants, industry players and community stakeholders.
  • Confident and articulate communication style.
  • Strong negotiator.
  • Strong work ethic.
  • Occasional work outside normal office hours, including weekends on call.
Property Management experience and knowledge of Residential Tenancies Act, and Condominium Act would be an assetJOB DESCRIPTIONThe Residential Property Manager manages all aspects of the residential rental portfolio, working with outside trades and service providers to maintain the properties to a high standard as well as directly supervising all on-site building caretakers.Some of the various duties would include:
  • Oversees monthly rent increases and manages the rent increase process while working with building caretakers to notify tenants.
  • Manages all advertising and promotions to rent available and vacant suites
  • Conducts weekly site visits to each property and regularly inspects the physical state of all Residential properties.
  • Consults with residential building caretakers regarding tenant issues, and acts as the point of contact for building managers and residential tenants; ensures tenant issues are resolved.
  • Coordinates the regular servicing of all critical equipment and components of the properties.
  • Arranges for, and coordinates schedules, related to the maintenance and repairs of the residential properties together with Property Maintenance Manager.
  • Approves all invoices related to residential buildings.
  • Follows up on arrears rent as requested by Accounting staff; initiates and coordinates tenant evictions as required.
  • Maintains all files relating to the residential portfolio
  • Recruits, trains and manages the residential building site caretakers.
  • Collecting rent
  • Ensure maintenance items get completed by contractors
  • Obtaining job quotes
  • Take care of leasing suites
  • Be available 24/7 for emergencies
Job Types: Full-time, PermanentSalary: $42,723.00-$52,218.00 per yearAdditional pay:
