The incumbent will also be required to perform other general trade duties as directed. The Building Operator is also resp o nsible for performing work in accordance with established processes and practices a n d for complying with internal and external r equirements inclu d ing but not limited to environmental, health and safe t y , fire protection.At this posit i on level:- Performs a variety of service work in one or more specialized building systems such as mechanical, electrical / electronic, or machine servicing, etc - BES Class 1 & Class 2- Works from drawings, schematics, blueprints, job layouts and/or verbal instructions and operates a variety of tools and machines incidental to operations.KEY D U TIES & RESPONSIBILITIES- Support and demonstrate BGIS Core Values (Unwavering Integrity, Passion for Innovation, Living Sustainability, Delivering Memorable Customer Experiences, Relentlessly Building Team Member Engagement)- Performs regular facili t y maintenance and insp e c tion- Provides observations about facility, grounds and non-technical component condi t ions and defici e ncies, and provides suggestio n s for enhancements and repair- Responds to routine and on-demand service requests- Performs maintenance on technical and non-technical comp o nents within the facili t y- Records resolution data within service mainten a nce management database. Ensures work completed meets quality, contract response and all other requirem e nts- Receives, tracks, monitors and reports status of maintenance work within service maintenance management database. Initiates documents to o b tain formal approval of work required- Assists in the i m plementation of preventative maintenance prog r a m. Ensures that deficiencies are identified/rectified, recorded and escalated, and t hat related documentation is maintained- Participates in a nd assis t s with f acili t y-related projects- Ensures the manner in which work is performed is in compliance with corporate and legislated p o licies, procedures, practices and guidelines relat e d to environmental, health and s a fety, fire protection and any other applicable requirements- Maintains all assigned tools and parts inventory and arranges for re p air and replacement where required- Assist peers, team members, and others as needed; respectfully request assistance of others where necessary- Assists in enha n cing customer satisf a c tion and maint a ining posi t ive relations through manner in which work is performed and s ervices deliver e d- Respect the rights of the patient/client and their families in reference to confidentiality, privacy, beliefs and values- Participate in change by adapting and contributing new knowledge and skills in their area of expertise- Remain flexible, open and positive in the face of changing needs and demands- Learn to perform tasks through on the job training, mentoring or coaching- Attend training programs, in-services, and educational programs and apply new learning on the job- Stay aware of current best practice developments and trends in all relevant technical/professional aspects of the role- Decide when outside/additional resources need to be contacted and determine if work is within BGIS contractual scope- Other duties as assigned.Work requir e ments- Must be able a n d willing to work shifts, be av a ila b l e for on-call/st a ndby and emergency ca l l -outs as they arise- Must be willing t o wear personal protective equi p mentEducation, Job-Related Years of Experience & QualificationsHigh school co m pletion plus a s p ecialized technical or business courseKNOWLEDGE AND SKILLS- Completion of a two-year technical degree or equivalent plus two years’ experience as an Electrical Tradesperson or completion of an apprenticeship program .- Requires certification on BES Class 1 & Class 2 including five or more years’ experience in operations and maintenance- High school di pl oma. Some tr a des-related training preferred an asset.- Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs.- Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in confined spaces, lift heavy objects weighing up to 50lbs, etc.- Must be able to work shifts, weekends and holidays as needed.- May be required to possess a valid drivers license- May be required to use a variety of hand and power tools or forklift- Abili t y to provide observation ab o ut facili t y con d it i ons and deficie n c ies, and to provide suggestio n s for enhancements- Abili t y to research, learn and gain greater proficiency in app l ying t he following on-the-job – fire, life, safety and buil d ing codes and standards- Possess a st r ong environmental, health and s a fety mindset.
