Job TitleFinancial Analyst (Real Estate)Job Description SummaryThe candidate will be a member of the Investment Services, Due Diligence team at Cushman & Wakefield ULC. They will be responsible for underwriting, due diligence and transaction support for a group of 20+ agents in the central office as well as supporting ad hoc agent requests from the suburban offices. The Financial Analyst will work as part of a team to perform various business development and due diligence tasks supporting fee-earners. This position will report to the Senior Manager, Investment Services.Job DescriptionESSENTIAL DUTIES AND RESPONSIBILITIESAssist with the generation of all marketing materials including comprehensive offering memorandumsAssist with business development activities including creation of advisory and disposition proposals as well as responding to requests for proposals, opinions of value, etc.Collection and analysis of market data to support listing activitiesDue diligence reviews including detailed lease analysis, physical, financial, environmental and title documentsResearch of the relevant land use planning context to assist with the analysis of development opportunitiesAssist with the creation of proforma financial models using Argus Enterprise and associated cash flow analysisLiaise with Cushman & Wakefield employees in other service lines and geographiesLiaise with clients throughout all stages of the listing/marketing processAct in a project management capacity to ensure timely delivery of all projects to brokers, including organizing with other members of the Due Diligence teamFinancial AnalysisReceive request from fee-earner or Associate for analysisCollect required data inputs and make request for information, as needed, from necessary parties to complete analysisPerform various analytics as requested by fee-earner using industry-specific systems/tools and Microsoft ExcelMeet with fee-earner and/or Associate to discuss assumptions and scenarios for analysisDraft analysis for review and packaging of material by fee-earnerEdit and refine analysis based on feedbackSupport Marketing Specialists, as required, for creative interpretation of financial analysisFinalize and package analysis for delivery to fee-earnerPitch, Valuation and Offering Memorandum CoordinationAttend strategy meeting to discuss required analysis for pitch/proposal and corresponding assumptions and scenarios as neededPerform necessary analysis and provide to fee-earner for reviewDraft analysis write-up and provide to Associate for review and completionProvide analysis to Marketing and/or Service Delivery Coordinator for inclusion in pitch and/or proposalEdit analysis based on feedbackDraft analysis write-up and provide to Associate or Senior Associate for review and completionProvide finalized analysis to Service Delivery Coordinator and/or Marketing for inclusion in overall pitch and/or proposalRevise analysis based on feedback from fee-earner and or Client as a result of pitch/proposalDeliver analysis to necessary party for inclusion in overall deliverableProvide Marketing and/or Service Delivery Coordinator analysis for inclusion in overall presentation designWork with graphic designers on related visuals for analysisRespond to Data RequestsRequest necessary information from appropriate party for analysis requested and follow up as necessaryPerform analysis in response to data request and provide to fee-earnerReview analysis with fee-earner and Associate and adjust based on feedbackProvide final analysis to fee-earner or other party if included as part of overall presentationBACKGROUND AND EXPERIENCEDemonstrated experience should include:Bachelor’s Degree (Business, Real Estate, Finance, Accounting or Urban Planning preferred)Ideally 3-5 years of work experience with a minimum 2 years of experience in real estateFinancial modeling experienceProficient in all Microsoft Office Programs & working knowledge of Argus EnterpriseCompetenciesStrong written communication skills (sample to be provided) as this role will involve extensive summarization of data into salient pointsUnderstanding of key real estate value drivers, risks and opportunitiesKnowledge of the Toronto / GTA real estate market as well as core research tools such as Real Net, Real Track, Real Capital Analytics, Urbanation, etc.Strong technology skills with solid knowledge of Excel, Word and PowerPointIntermediate level analytical and financial modeling skillsAbility to systematically manage a heavy workload and meet stringent deadlinesStrong project management skillsAbility to work in a team environmentExperience or interest in real estate processes, leasing, and/or asset management would be strongly preferredFlexibility to work irregular or extended hours when requiredCushman & Wakefield is committed to equity in employment and our goal is to have a diverse, inclusive, and barrier-free workplace.
