    • Complete in-depth testing of property valuations through in-depth review of Argus models provided by external appraiser.
    • Assess Argus models for accuracy and reasonability including review of minimum rent, additional rent and area to rent roll within ERP system.
    • Review and assess valuation measures included in Argus models such as general vacancy, estimated credit loss, structural reserve, additional capital expenditures and cap rates.
    • Compare valuation measures to internal policies with application of professional judgement and provide recommendations for adjustment where necessary.
    • Review contractual inputs of Argus valuation models to various sources including rent rolls and lease documentation to provide comfort over accuracy and reliability of data.
    • Validation of contractual inputs through the use of validation templates and system generated reports.
    • Review of market leasing assumptions; analysis of assumptions used in Argus valuation models to internal leasing data to assess reasonability including rental rates, leasing costs, and net effective rent (NER) compared to recent deals or market estimates.
    • Assist in implementation and testing of Argus Connector software to rent roll data to ensure complete system integration.
    • Completion of various audit schedules supporting the Investment Properties section of the Balance Sheet.
    • Various analysis of decisions on fair value impact to properties to provide support to Portfolio Operations team as required.
    • Additional special projects and other duties as required or assigned.
