As such, we are committed to building our fast-growing team with a culture that supports our people and reinforces our core values of authenticity, leadership, respect, and social justice.Pacifica is proud to be a Certified Living Wage Employer by The Living Wage for Families Campaign.Key Responsibilities:1.Project Management · Develop and manage project plans, timelines, and budgets for multiple and concurrent capital improvement projects of varying degrees of scope and complexity· Collaborate with internal teams, contractors, architects, and other stakeholders to ensure project objectives are met.· Monitor project expenditures and ensure projects are completed within budget.· Ensure all projects meet quality standards and comply with relevant regulations and codes.· Identify potential project risks and develop mitigation strategies.· Provide regular updates to senior management on project status, budget, and any issues that arise.· collaborate with Pacifica Housing’s procurement specialists to engage the necessary consultants and trades to undertake capital projects.· Oversee and coordinate the municipal permit applications as required· review of supplied drawings and project specifications for operational and/or technical concerns2.Capital Planning· Update Capital Plans for each property owned and/or operated by Pacifica Housing.· Collaborate with internal teams to ensure Building Condition Assessments are being kept up-to-date. · Coordinate the hiring of engineers and other professionals to complete detailed system, site and energy studies. · Collaborate with Pacifica Housing finance, community real estate and operations staff on implementing appropriate annual capital maintenance and capital reserve protocols.· Keep abreast of updates to the British Columbia, National Building, and Energy Codes and new building technologies. · collaborate with internal teams to identify and secure capital renewal and retrofit funding.3.Team management, coaching and mentoring · Directly supervise and provide leadership to the Building Condition Assessor through coaching, mentoring, regular check-ins, and performance management as needed. · Support the creation of leadership plans and work plans.4.Engagement· Represent Pacifica Housing at conferences and community events, demonstrating a commitment to Pacifica’s mission and values.· Participate in community engagement efforts with support from communications and engagement professionals. · Collaborate and maintain positive relationships with all teams at Pacifica Housing. · Build and maintain strong relationships with partners, funders and multiple stakeholders. · Provide timely and respectful responses to community inquiries or complaints in the spirit of our good neighbor policy. · Engage and consult with sector peers to support problem solving and decision-making. 5. Other related tasks and projects as required. RequirementsNote:An equivalent combination of education and experience may be considered.Education:· Bachelor’s degree in Engineering, Architecture, Urban Planning, or Urban Land Economics; master’s degree considered an asset.Experience:· Three (3) years’ experience leading or managing real estate development or capital projects. · PMP and Risk Management designation an asset. · Capital plan development experience an asset.· Work experience in or a related field.· Experience in the non-profit housing/social services sector an asset.Knowledge, Skillsamp; Abilities:· Advanced level project and contract management skills.· Knowledge of planning practices, relevant bylaws, building codes, the Residential Tenancy Act and sector best practices.· Urban design, site design, building design or servicing design experience an asset.· Strong financial acumen with experience developing and managing capital budgets· Knowledge of tendering and procurement practices is essential.· Excellent verbal and written communication skills, including professional writing and delivering public presentations.· Effective organizational skills and attention to detail · A problem solver, who is creative, self-directed and can work with minimal supervision. · Demonstrated leadership abilities.· Proven ability to collaborate with stakeholders and dispute resolution skills· Excellent interpersonal awareness and an ability to work as a positive member of a team.· Excellent knowledge of computers and software applications such as Microsoft Office, Word, Excel, Outlook, Yardi, Access, Project, SharePoint; skills in Asset Planner, ENERGY STAR Portfolio Manager, CAD, GIS and Adobe Creative Suite an asset.Additional Criteria for Role:· Completion of a Vulnerable Sector Criminal Record Check.· Must have valid driver’s license and access to a reliable vehicle with a minimum of $2 million liability ‘business class’ insurance· Able and willing to travel Benefits
