Job Description

Abstract Developments, a real estate industry leader, is seeking a Site Superintendent to supervise all phases of construction projects. The ideal candidate will be responsible for ensuring that projects are completed within budget and on schedule, while adhering to company standards. As the successful candidate, you will be joining a team of highly motivated professionals who are passionate about their work and committed to providing the best experience for each project.ResponsibilitiesPrimary Objectives:Responsible for the Construction activities of the projects assigned, from the start of the planning process through all construction activities until the handover to the customer. Leads and guides team with emphasis on safety, quality, schedule, and cost.Responsibilities and Tasks:‬‬‬‬‬‬‬‬‬‬‬‬‬‬‬‬‬‬‬

  • Safety
  • Maintain current knowledge of local building codes, zoning, and safety regulations.
  • Personally comply with all company safety standards. Ensure the safety program is in full effect and general public, visitors and workers are protected from site activities.
  • Ensure site follows all WorkSafe BC and OH amp;S legislated requirements.
  • Oversee all sub trades, Abstract employees, and visitors to site, adhere to WorkSafe BC and Abstract policies and standards and report necessary shortfalls with systems.
  • Complete Daily Site Reports detailing weather, tradesmen, issues, and other site activities.
  • Operate a Clean and Safe workplace. All Abstract sites are smoke, drug and alcohol free.
  • Promote company safety program.
  • Customer Relations
  • Create relationship with client prior to and throughout construction of custom home.
  • Generate feedback with respect to Abstract Construction employees, systems, and policies.
  • Facilitate a regular schedule of contact with the client(s) verbally, written and / or face to face, including on-site walkthroughs.
  • Discuss any questions/concerns with client about their renovation, provide feedback.
  • Discuss change orders required.
  • Resolve conflicts where necessary.
  • Responsible for final walk through of job with owner and client
  • Responsible for completing deficiency lists.
  • Construction Management Planning
  • Work with Project Manager to review preliminary plans for feedback with regards to costamp; design, job scope, schedule, and budget.
  • Systematically pre-plan the execution of the project by effectively assigning human resources, equipment, and materials. Trade contractor work is to be coordinated to maintain productivity, schedule, and quality. All work to be completed on schedule and within budget.
  • Value engineer working drawings and specifications in design and construction phases. Consult through the construction department with engineers, architects and company managers on design issues and change orders.
  • Visit new site with Project Manager to ensure proper planning / organization i.e., site office, storage, temporary fence, and temporary power.
  • Conduct a preconstruction meeting with subcontractors and suppliers as required.
  • Participate in the interviewing and hiring of field staff as requested.Implementation
  • Develop and maintain a detailed project schedule and manage execution of work through coordination of sub-trades, field resources and suppliers to deliver project on time and on budget.
  • Clearly understand the local jurisdictional requirements and arrange for all final inspections and apply for and obtain occupancy permits in a timely fashion.
  • Execute construction project as per plan with ability to make decisions on behalf of Abstract and or client with best interest in mind with respect to value and design.
  • Satisfy the client to the best of your ability and reasonability regarding quality standards, schedule and meeting other client goals.
  • Inspect and verify quantities and quality of materials and supplies delivered to job site (chase materials only when necessary). Protect all delivered and installed material from damage or defects.
  • Aid and or lead with smaller more specified sub-contractors i.e.: artistic trades, glass suppliers
  • Schedule and perform a detailed walk-thru with all subcontractors as they progress with their work during construction. Use your written notes as guidelines for a written deficiency list and circulate to all subcontractors.
  • Oversee and or delegate to foreman that site is secure at the end of the day including power off, site fencing, locked doors, temporary locks, or lock boxes.
  • Create a final deficiency list prior to the Pre-closing walk through.
  • Review competitive tenders and bids with construction department.
  • Coordinate and direct subcontractors and suppliers in conjunction with quality standards, client goals and schedule. Provide subcontractors with installation instructions as required in a timely manner. Site measurements completed by the subcontractor or supplier.
  • Involve vested parties at critical times as per schedule with reasonable notice.
  • Determine and report the cause of material shortages to estimator. Coordinate with subs and suppliers to eliminate future shortage/overage problems.
  • Participate in the home walk-throughs with the Project Manager and the homeowner. *Include the President from time to time*
  • Participate in the home walk-through upon completion of the final deficiency list and obtain Homeowner sign-off before closing and return signed form to the office.
  • Assist the Warranty Manager on warranty service and Homeowner complaints.• Involve “wrap up” team when necessary and hand the project over at the appropriate time. • Participate in post-construction analysis of each project after all costs are recorded.
  • Evaluate how Abstract can improve upon the total process.
  • Documentation
  • Complete Daily Site Reports detailing weather, tradesmen, issues, and other site activities.
  • Develop and maintain schedule with Project Manager. Take ownership and drive the schedule and budget.
  • Complete Two Week Look Ahead Schedules for subcontractors and employees to follow.
  • Issue Purchase Orders as per protocol
  • Assure accurate and timely completion and input of Abstract employee’s timecards.
  • Keep a log of communications for each home.
  • Site Changes affecting design or budget to be signed off by client and/or designer before proceeding. If there is a change order, follow protocol to ensure proper communication.
  • Leadership Site Supervision

  • Be a leader! You lead various employees and trades and build the product that we are known for.
  • Assures that relevant policies, site rulesamp; regulations are complied with.• Generate feedback with regards to all suppliers and subcontractors• Promote company safety program.
  • Communicate with team members.
  • Lead/instruct employees, delegate responsibilities, divide tools each day.
  • Track, review, and sign time sheets of employees
  • Schedule laborer’s
  • Track time sheets of laborer’s
  • Evaluate employees and provide feedback to the construction department.
  • Ensure team members wear appropriate clothing.
  • Ensure team members are coming to work prepared (with tools)
  • Resolve conflict between employees.
  • Responsible for safety of team members - Ensure hard hats, steel toe boots, safety harness are worn. Visitors must wear hard hats while on site.
  • Role Modeling
  • Treat Abstract employees, customers and vendors with respect and expect the same.
  • Attend specific courses as required and/or desired to keep current on industry changes. Be cutting edge.
  • Provide strong leadership and motivation to all parties working on site and set a positive work environment.
  • Fully support systems and policies to ensure efficiency, productivity, quality and/or profitability

  • Always look for a faster and cost-effective way of completing tasks, including during design and construction phases of projects.
  • Embrace head office staff and other Site Superintendents and they will do the same.
RequirementsQualifications, Skills, and Attributes:Experience:
  • Ten (10) years minimum as a Field Worker/Supervisor on construction projects required.
  • Education/Knowledge:
  • Professional Development – Remain current on industry developments, new products etc.
  • Knowledge of project management tools and techniques, such as scope definition, changes, project scheduling, critical path, estimating, budgeting, reporting, and cost control.
  • Meet regulations and requirements of and stay current with the regulations of Workplace Healthamp; Safety.
  • Certifications/Licenses:
  • First Aid Level 2 Certification required.
  • Trade Certification preferred.
  • Safety training is preferred.
Required Skills:
  • Highly organized with effective managerial, communication and problem-solving skills.
  • Ability to develop and maintain a healthy working relationship with staff, clients, consultants, trades, and regulatory authorities.
  • Capable of working in a dynamic, fast-paced environment.
  • Computer literate for field/office communication – Outlook, Word, Excel, MS Projectamp; Corecon

WORK SCHEDULE:The Senior Site Superintendent works a flexible schedule of full-time work and is required to be available on short notice in the best interest of the subordinate Site Supervisors and/or construction clients outside of normal business hours on occasion.
