WHO ARE WE LOOKING FORACML is actively seeking a Lead Building Operator located in Winnipeg, MB whose main responsibilities will include, but are not limited to, the following:
  • Coordinates with the Building Operator, and the General Maintainer;
  • Reports all emergency repairs and safety issues to the Operations Manager
  • Performs preventative and corrective maintenance such as and immediate corrective maintenance to building equipment as required;
  • Performs basic inspections on various building systems and logs readings;
  • Inspects systems for safety hazards and maintenance needs;
  • Performs preventative maintenance to building systems;
  • Performs scheduled maintenance such as lubrication, changing filters, and changing belts;
  • Responds to corrective maintenance issues and tenant complaints as they arise;
  • Responds to work orders as they arise utilizing a computerised CMMS system;
  • Utilizes the CMMS to manage and accurately record work effort;
  • Monitors BAS and performs adjustments as required on DDC;
  • Generates reports using a computer in applications such as MS Word, MS Excel, and email;
  • Analyzes results from testing and treatment of all process water and consults with chemical supply technicians to correct deficiencies in water treatment;
  • Performs the installation and maintenance of low voltage data cables meeting the facility #39;s network standards;
  • Assists with maintaining inventory of all materials, parts, Critical Spares, tools, and equipment required for the delivery of Services;
  • Performs minor plumbing tasks such as unplugging drains and isolating water systems to prevent flooding damage to the buildings;
  • Performs minor electrical tasks such as changing lights or isolating malfunctioning equipment to prevent further damage;
  • Performs start up, operate, and shut down building operating systems such as boiler heating systems, chillers, steam units, hot water systems, lighting control system, heat pumps, exhaust fans and other HVAC equipment as required;
  • Inspects buildings for safety hazards and maintenance needs;
  • Coordinates with contractors for Services, Supplementary Services, and Operations Projects;
  • Attends Out of Hours emergencies and planned electrical shut downs/start ups;
  • If required, performs seasonal snow and ice removal to priority areas of the facility;
  • Performs other light duties such as cleaning, adjustments, flag half-masting, small moves, minor furniture repair, minor installations, and fastenings;
  • Participates in meetings as required;
  • May be required to travel and work at other sites, weekend rounds required in the winter months; and
  • Performs other duties as assigned.
WHAT WILL YOU BRING
  • 4 years minimum experience directly related to the operation and maintenance of building systems of similar size and complexity;
  • Shall have a 4th Class Power Engineering certification.
  • May travel between sites. Shall have a valid driver’s license.
