Job Description

SUMMARY:Bayfield Inc. is seeking a Real Estate Analyst who will be an exceptional addition to our real estate team. As Real Estate Analyst, you will play an important part in providing analysis in support of financing, acquisitions, and leasing.WHAT YOU’LL DO:Market Research

  • Responsible for monitoring and analyzing the commercial real estate market conditions using past data, trends, and research.
  • Determine the feasibility of development and investment opportunities through financial analysis and manage do due diligence processes for acquisitions by completing market research.
  • Provide recommendations to the senior executive team regarding key developments and real estate investments.
  • Monitor and provide insights on real estate market trends, market growth and economic conditions to provide support for conclusions with regards to in -depth research on various markets, trends, and asset classes.
  • Responsible for building working relationships with internal and external sources, stakeholders, brokers, and research professionals.
  • Maintain detailed market research on fundamentals of real estate which are relevant in all real estate classes.
Departmental Duties
  • Responsible for creating, managing, and maintaining development analysis and cashflow models in Microsoft Excel at all stages of the project cycle.
  • Responsible to provide full analytical support for potential developments, re-developments, potential acquisitions, and investments across various assent classes.
  • Provide constant support to all individuals involved in the development process through project stages.
  • Review and summarize new acquisition opportunities and prepare packages to present to senior leadership team in real estate committee meetings.
  • Responsible for reviewing architectural drawings, technical reports, legal agreements, and other documentation.
  • Collaborate with the Vice President, Real Estate to review new deals and developments by coordinating with the internal and external groups to support cashflows assumptions throughout the project lifecycle.
WHAT YOU’LL BRING:Experience
  • A university degree in business or a related field.
  • CFA or MBA preferred.
  • 3-5 years of experience working as a Real Estate Analyst.
  • Excellent proficiency in Microsoft office (Excel, Word, PowerPoint).
  • Strong understanding of commercial real estate fundamentals like market capitalization rates, development yields, lease structures and other finance and investment fundamentals like key return metrics, debt structuring, valuation, and others.
  • Good understanding of how capital markets influence commercial real estate markets.
  • Knowledge of major Canadian real estate markets.
  • Advance knowledge and experience in real estate underwriting, valuation, and modelling.

WORK ENVIRONMENT & PHYSICAL REQUIRMENTS:
  • Ability to work flexibly both from office and site locations.
  • Sitting for a long period of time.
  • Ability to travel to property sites or meetings with investors/sellers.
