Job Description

About usSimple Storage is a new storage facility in Bouctouche, NB with other facilities in our plans to grow. We look forward to finding a candidate that can grow with us.Visit Checklist:

  • Perform walk-around/lock checks for security and to be visible to customers. A nice but nosy manager can help prevent problems before they happen and should always work to establish good rapport with customers.
  • Inspect all business signage.
  • Inspect building integrity.
  • Inspect all windows & doors
  • Sweep and mop floors to common areas
  • Cleanout Vacant Units so that they’re fully ready for rent
  • Check for any water damage in the bathroom (test by flushing and running tap for a minute) - DO NOT FORGET TO TURN OFF TAP.
Weekly Tasks
  • Check Temperature of heated buildings 10 degrees max in winter (virtual)
  • Check All Security Footage Alerts if inspection came back with something concerning - any damage or mess (virtual)
  • Have someone visit the site and go through checklist
  • Follow up with leads - potential tenants that didn’t follow through with their purchase/order.
Monthly Tasks*
  • General cleanup (cut grass, whipper-snipper, blow leaves and pickup garbage)
  • Perform a very comprehensive audit every month that includes property inspection, inventory, lease reviews, auction file reviews and a review of the financials.
  • Shop competitors rates online
  • Test the ordering process of the website and test anything you can think of for the website. Try to find bugs or inefficiencies. (Think like a customer)
  • Off-site marketing: Reach out to 5 local businesses, sports teams, contractors, apartment managers, retirement communities, competitors (to promote cross referrals) and major area employers.etc. Anyone who typically has a lot of things that they need to run an operation and require storage. Build relationships. It’ll pay off in months to come. (Find them on Kijiji, Google, Facebook, etc.)
  • Security Footage alerts - look over for any redflags (virtual)
  • Update Pricing: The most important factor in pricing is your propertys occupancy on each unit type. We keep pushing rates higher on any unit type that has an occupancy of 90 percent or better. Even if a competitor is $20 cheaper on the same size unit, we will keep inching our rate higher, so long as our occupancy on that size is 90 percent or better. A well-trained manager understands that most prospects are looking for overall value (not just low price), so the manager emphasizes the benefits when talking prices. When a store is struggling with occupancy, you may have a tendency to lower prices. While this may be needed for some unit types, you may have other types that are more than 90 percent occupied and those rates may even need to be increased. Each unit size and type is its own product and should be based on supply and demand, not on overall store occupancy
*Quarterly Tasks
  • Scheduling Pressure wash of buildings
  • Keep the unit door tracks lubricated (and any exposed springs) to make the doors easy to open and prevent broken springs.
  • Inspect the rubber gasket at the bottom of the door when it gets brittle to allow it to seal out dust.
  • Drive by competitors facilities to see what is new/different.
  • Audit emails and create/delete emails in CRM campaign you think are required (realistically an ongoing task that will come and go as you see fit)
  • Perform lease audits to ensure that you have 100-percent lease compliance at your facility.
Semi Annual Tasks
  • Pressure wash buildings from dirt and buildup
  • Present new Marketing Ideas - find average customer value and see what we’re spending for each customer. We need to do a little of everything to stay visible. We arent an industry that people are shopping for daily, like a restaurant or grocery store. However, if you keep a visible presence in your community, when they need storage, theyll remember you and come to your facility.
