Job Description

Cochrane, AlbertaPOSITION OVERVIEWReporting to the Community Manager, Maintenance is responsible for all day today building operations within the community, including ensuring that all aspectsof the maintenance program are followed. Working with residents and staff tofulfill all maintenance related issues in a professional, safe, and efficient manner.Participates in all OH&S and WCB programsKEY ACTIVITIES2.1 Under the direction of the Community Manager the Maintenance staff willmaintain all aspects of the building including but not limited to building interior,exterior, and grounds, mechanical, electrical, and site aesthetics.2.2 Ensures preventative maintenance duties on all building components are fulfilledas per the preventative maintenance schedule and manufactures specification.All services and repairs will be documented and recorded to track and trendequipment history, budget, lifespan and warranty information.2.3 In conjunction with the Community Manager Maintenance will review, perform orcoordinate all maintenance requests and resident requests. These items will bereviewed daily and will be prioritized in order of importance.2.4 Maintenance directly deals with trades, suppliers, and contracted services thatrelate to the maintenance department.This includes:a) Initiate and follow all finance policies and procedures.b) Track and monitor trades time and workmanship and will sign off on allservices that are completed.c) Collect and maintains all warranty information and actively pursue allwarranty items when applicable.d) Quotes, schedules, quality control, and scopes of work.e) Settles and resolves conflicts and disputes immediately and reports alldiscrepancies to Community Manager.2.5 Works closely with the Community Managers to mitigate all resident and staffcomplaints.2.6 Sources new trades, suppliers, material, and manpower.2.7 Assists the Community Managers in training and ongoing education of staff inrelation to building system components and maintenance practices.2.8 Works closely with construction during the turnover of a new building, addition, orproject.2.9 Under the direction of Management, Maintenance will assist in the set up andimplementation of new trade and service provider contracts. Will be familiar withthe terms and condition of the service agreements and will hold all partiesaccountable to the terms and conditions of agreementQUALIFICATIONS3.1 Related building or facility maintenance background.3.2 A strong mechanical or electrical understanding.3.3 Minimum of five years trade or related experience.3.4 Must have a strong ability to trouble shoot and work through a variety ofsituations.3.5 Ability to multi-task, manage time effectively and prioritize work3.6 Ability to plan, deliver and evaluate budgets.3.7 Strong communication skills.3.8 The ability to create sound and economical solutions in emergencysituation.3.9 Clear Criminal Record and Vulnerable Sector check3.10 Physician’s waiver and immunization report.Other Requirement: Active Class 4 driver’s license.Quick Apply
