Position: Project Manager (General Construction)Location: Victoria - Duncan, BC, CanadaDuration: Full-TimeSalary: DOEPOSITION OVERVIEWThe client is seeking an experienced Project Manager to join their Construction Team. This position will oversee projects located throughout Vancouver Island, from Victoria to Comox. The Project Manager will be responsible for planning, scheduling, budgeting, and controlling construction activities to ensure successful project deliveryon time, within scope, and on budget.Requirementsamp; Qualifications:· Degree or diploma in Architecture, Engineering, Construction Management, or a related field (preferred)· Proven experience managing construction projects from start to finish· Strong understanding of budgeting, forecasting, and labour management· Highly organized and detail-oriented with strong time management skills· Excellent written and verbal communication skills· Ability to work collaboratively with cross-functional teams· Demonstrated success in managing subcontractors, change orders, and project schedules· Commitment to safety, quality, and efficiency on the job siteKey Responsibilities:· Review general contractor (GC) contracts and verify project scope against estimates· Develop and issue project budgets and financial forecasts· Collaborate with the Project Accountant and Controller to align project financials· Work with the Purchasing team to secure supplier agreements and negotiate pricing· Negotiate subcontractor agreements and issue scope of work letters· Coordinate with the Director of Field Operations to implement labour and installation strategies· Review and manage submittals, shop drawings, and returned approvals· Develop and maintain mechanical construction schedules, including labour loading· Oversee and coordinate subcontractor activities with Field Supervision· Manage change order processes and documentation· Review site instructions (SI), RFIs, and other communications for scope implications· Ensure project documentation is complete and up to date with the support of Project Coordinators· Prepare and submit monthly progress billings· Participate in monthly construction review meetings· Collaborate with Field Supervision to develop and enforce QA/QC protocols (First-Time Quality)· Apply for and manage all required permits· Build and maintain positive relationships with GCs, suppliers, and subcontractors· Ensure timely completion of project closeout documentation prior to substantial completion
