Job Description

Killam Apartment REIT (TSX:KMP.UN), is a growth-oriented real estate investment trust which owns, manages and develops multi-family residential properties in Atlantic Canada, Ontario, Alberta and British Columbia. Killam is focused on maximizing its value and long-term profitability through increasing earnings, expanding the portfolio through acquisitions, and developing high-quality properties in its core markets.We currently have an opportunity available on our Halifax team for an experienced Building Operator. The Building Operator role will be responsible for helping grow a maintenance team, coordinating external contractors, serving property management and the tenants as well as assisting in the management of capital projects.In this role, the chosen individual will support the efforts of our property management team by ensuring that properties are well-maintained and prepared for leasing. If you have experience in construction, project management, building systems and maintenance processes and you enjoy working with a team of talented people, this may be the right opportunity for you.Responsibilities include:

  • The safe and economical operation of the existing building systems including the implementation of a preventative maintenance program.
  • Daily maintenance tasks to ensure the complex is kept clean and well maintained for all tenants and public. The expectation is this would be self driven or in conjunction with the property manager.
  • Help grow and foster a team of maintenance staff
  • Manage tenant driven work orders and support resolution of tenant concerns related to the complex
  • Support new tenant improvement projects and manage smaller projects including budgets, pricing, and construction supervision with collaboration from head office.
  • Support the management of new capital projects such as roof replacements, window replacements, mechanical and electrical upgrades.
  • Ensure all life safety systems are working properly and all inspections are current
  • Work with head office to establish a 3-year capital budget covering all disciplines.
  • Oversee any 3rd party contractors working in the complex to ensure the work is being done in accordance with the drawings and no damage is being done to the base building.
Qualifications are:
  • 3+ years of experience in a similar role.
  • Background in maintenance or construction.
  • Proven organizational, time management and project management skills.
  • Good communication skills, both written and oral.
  • Proven ability to lead a maintenance team.
  • Strong adherence to and understanding of applicable safety rules/regulations.
  • Demonstrated computer skills – must be well versed with Microsoft Office.
  • Valid driver’s license and reliable vehicle.
  • Previous experience within commercial property management industry is an asset.
