Establishing a strong reputation as one of Eastern Canada's most prominent real estate developers with properties in Nova Scotia, New Brunswick, Quebec, Atlanta, Florida and Texas.We are currently seeking to add a Construction Manager to our Halifax team.The Construction Manager will provide oversight and coordination of contractors installing municipal infrastructure for streets and services for various subdivision developments; as well ensuring all infrastructure is constructed in accordance with municipal standards, on schedules and deficiency free.Responsibilities:Provide oversight and coordination of contractors installing municipal infrastructure for streets and services for various subdivision developments.Effectively maintain systems and procedures which will ensure all infrastructure is constructed in accordance with municipal standards, project schedules and budgets.Ensure work is deficiency free and all related reports, inspections and submissions are prepared and submitted in a timely fashion to approval agencies for approval and acceptance.Coordinate, inspect and review on-site construction activity with contractors and field consultants as necessary to ensure successful delivery of project scope;Work with the contractor to resolve work deficiencies;Manage construction schedule to ensure on-time completion of project milestones;Regularly review construction budget, change order requests, pay applications, retainage and final payment requests;Verify material deliveries for import/export of fill, pipe, storm drains, concrete and infrastructure components.Coordinate inspection process in cooperation with site contractor including scheduling municipal and utility inspections;Interact daily with various departments of the company, field personnel, site contractors, subcontractors, field consultants and jurisdictional agency representatives;Ensure that construction sites comply with regulatory and safety requirements of jurisdictional agencies and corporate policy;Communicate safety standards to site personnel including enforcement of safety regulations on job sites;Prepare and submit weekly progress reports;Maintain project files and records;Other duties or projects as assigned or needed.Basic Requirements:High School Diploma or equivalent.College degree in Construction Management preferred or maybe substituted for up to 4 years of experience.5 years construction management / inspection experience;Experience with civil or municipal infrastructure construction preferred;Knowledge and experience with HRM Municipal Design Guidelines and Subdivision By-law is an asset;Knowledge of civil construction practices;Must be able to read construction documents, surveys and technical reports to maintain quality control and oversee all aspects of construction including underground utilities, paving, grading and drainage systems;Intermediate knowledge of Microsoft Office;Excellent written and verbal communication skills;Ability to explain complex issues to others in a manner easily understood by both associates in the industry and others with limited knowledge of construction processes or terminology;Strong interpersonal skills. Ability to interface with all levels within the organization;Excellent problem/conflict resolution skills, ability to handle and diffuse difficult situations in a positive manner;High degree of professionalism, tact and ability to influence others;Sound judgment, ability to make decisions, work and act independently, and seek assistance or consult with more senior personnel when necessary;Team player;High degree of integrity;Analytical with ability to give, receive, and analyze information in order to make effective decisions under pressure in a high-volume fast-paced environment;Organized, with ability to prioritize multiple projects and workflow of department to meet deadlines, often with frequent interruptions and changing circumstances;Takes initiative and works with minimal oversight.
