Job Description

Energy Project Manager, Corporate Office, Halifax, NSKillam Apartment REIT (TSX:KMP.UN), is a growth-oriented real estate investment trust which owns, manages and develops multi-family residential properties in Atlantic Canada, Ontario, Alberta and British Columbia. Killam is focused on maximizing its value and long-term profitability through increasing earnings, expanding the portfolio through acquisitions, and developing high-quality properties in its core markets.We are seeking an Energy Project Manager to join our Operations Team at our Corporate location in Halifax. The successful applicant should have an in-depth knowledge of energy analysis techniques, building systems and be able to solve technical problems regarding our energy use. This role offers a unique opportunity to align business analysis with sustainable building practices in a role where you can truly make a difference.Responsibilities:

  • Coordinate with property managers, maintenance staff, utilities and contractors to execute energy efficiency projects, including water and energy conservation, solar and fuel switching
  • Manage energy project list for scope, schedule and budget helping manage a yearly budget of over $6 million
  • Forecast monthly and yearly energy project expenditure
  • Perform site visits to verify project progress, condition and completion
  • Measure and verify the results of energy efficiency projects
  • Benchmark the historical energy performance and green house gas emissions of apartment buildings
  • Identify and prioritize future projects
  • Build the annual fuel budget and assist in building the annual electricity and water budget
  • Assist in the technical management of building systems, including ventilation, chillers and boilers
  • Identify and implement building automation upgrades and assist in Killam’s ability to monitor the portfolio remotely
  • Assist in the implementation and tracking of preventative maintenance contracts and identify possible risks to the buildings
  • Complete greenhouse gas calculations and track utility consumption
  • Engage in our ESG program, working with the Finance department to produce our Sustainability Report, MD&A and Annual Report
  • Aid in the administration of the energy program: create purchase orders and create capital expense requests
  • Manage relationships with external contractors
  • Apply for energy efficiency rebates in various regions across Canada
  • Comply with mandatory benchmarking as required provincially
  • Interrogate utility and water consumption data and identify outliers
Qualifications:
  • Bachelor’s degree in mechanical or electrical engineering or equivalent. An engineering technology diploma with relevant project management experience will also be considered
  • 1 to 3 years relevant experience
  • Clear, concise and professional communication skills, both verbally and in writing
  • Proficiency in Microsoft excel and other Microsoft Office packages
  • Experience in statistical analysis
  • Certified Energy Manager, LEED AP, BOMA-HP and other designations relevant to sustainability are sought after but not a requirement
