Job Description

MetCap Living Management Inc. is one of Canada’s largest private third-party property managers specializing in multi-residential property management. We are a growth orientated company with our head office located in Toronto, Ontario and property operations in British Columbia, Ontario, Quebec, Nova Scotia and New Brunswick. Presently we own/manage over $2 billion in residential assetsFinancial Analyst (Maternity Leave Contract – 1 Year)Reports To - ControllerJob DescriptionConducting analysis of real estate financial performance including measuring, analyzing, and forecasting data in conjunction with operating plans and budgets, advising management and preparing reports for management.Responsibilities:· Preparation of monthly and quarterly reporting packages, ensuring accounting policies and procedures are followed.· Timely and accurate preparation of monthly account analysis, reconciliations and property files.· Explain and understand internal and external drivers impacting performance and trending .· Preparation and filing of HST returns on a timely basis.· Preparation of the annual budget package including co-ordination with other departments for receipt of budget data on a timely basis.· Preparing intercompany reconciliation statements and ensure all accounting records related to all properties are kept up to date in Yardi within guidelines established by generally accepted accounting principles.· Preparation of Monthly Cash Call and monitor cash positions with special attention to monthly mortgage payments, payroll billings, management fees, property taxes, GST/HST remittances, capital and leasing costs, and any other major monthly expenditures.· Provide financial support, analysis and interpretation of financial and operational performance on a timely basis to various operating groups, as required to support their business and strategic decisions.· Ensure all monthly financial and management reporting required for project partners/co-owners, related to certain properties, is delivered accurately and on a timely basis;· Continually monitor and review accounting processes and procedures and recommend changes as appropriate to improve internal controls and/or efficiencies.· Forecasting reports using complex financial models.· Assist with year-end audit requirements.· Assist in training property accounting staff in all property accounting cycles including procedures, processes, and review of property files.· Assist as a resource for property accounting staff to come to for guidance and direction for accounting and property related issues.· Assist with acquisition entries and preparation of necessary backup.· Assist in ad hoc requests and analysis, as and when required.Qualifications:· Highly flexible, comfortable with large amounts of data· 3-5 years’ experience· Advance excel skills· Strong communication skills, both verbally and in writing in English· Organized and detailed-oriented· Multi-family real estate experiences an asset· Yardi Voyager 7s software an asset· CPA designation requiredMetCap Living Management Inc. is committed to accommodating applicants’ needs in accordance with the Accessibility for Ontarians with Disabilities Act (AODA) and under the Ontario Human Rights Code throughout the selection process.
