Job Description

We are looking for a Director, Residential Development to join our growing team. The Director, Residential Development will be responsible for managing multiple development projects, from inception to completion, bringing the development through the different stages of the lifespan of the project. The role will be taking ownership of the planning, execution, and delivery of one or multiple real estate projects and actively leading due diligence matters on potential development projects.Main Responsibilities:

  • Provide leadership to the team through the entire development life cycle ensuring objectives and profitability benchmarks are achieved
  • Manage the advancement of real estate development files through all phases (feasibility, schematic design, design development, construction, and delivery)
  • Manage and direct all project consultants
  • Assist through construction stage and work alongside the construction project manager
  • Lead the municipal approvals processes including official plan amendment, zoning by-law amendment, committee of adjustment applications, plan of condominium, and all necessary construction permits.
  • Act as an owners representative through construction, including monitoring of the schedule, budget and change orders.
  • Participate in management of joint venture projects including design, approvals, sales, construction procurement, budget and close outs.
  • Represent the owner in all meetings, including meeting with partners, designers, community representatives, city staff, public consultations, and vendors.
  • Solicit the services of architects, engineers and consultants, and manage contracts/ budgets.
Requirements:
  • Minimum Bachelor’s degree in a real-estate-related field is expected: urban planning, architecture, civil engineering, or related discipline
  • Minimum 10 years of related experience within real estate development managing low, midamp; high-rise developments; Preference given to candidates with specific knowledge and experience managing residential developments through multiple stages of development, expert knowledge with the local planning approval regulatory/policy framework, associated municipal processes etc.
  • Excellent and demonstrable leadership and project management skills, with the ability to prioritize multiple projects, relationships, tasks, and deadlines
  • In-depth knowledge of real estate development industry including planning, design, construction
  • Ability to understand and dissect legal / regulatory policy documents required during planningamp; development process
  • Strong interpersonal and communication skills, both written and verbal, with emphasis on relationship building skills.
