Role and Responsibilities As a Development Coordinator, you will work closely with the Development Manager and Principal in delivering Development Management services. The Development Coordinator will be responsible for supporting and participating in project tasks while driving the project through the development process. You will require organization, attention to detail, and the ability to prioritize tasks in a rapidly changing environment.Duties will include:Pre-development
  • Contract Administration: Engaging an architect and the supporting consultants. Tracking fees and reporting against the initial quotes, reporting when extra work is required.
  • Due Diligence: which may include preliminary concept design, preliminary engineering work, review of legal encumbrances, initial meetings with city officials, obtaining input from consultants, preliminary construction budgeting and compiling initial market information.
  • Research: Reviewing and understanding all applicable codes and bylaws affecting projects, and relaying to consultants where applicable. Investigating and reporting to senior team members on incentives/grants which may benefit the project.
  • Support budgeting and scheduling tasks.
  • Design Coordination: Creating a workplan and coordinating consultants for the preparation of any required permit submissions, including rezoning, development permit, subdivisions, etc.
  • Works with Marketing & Sales to coordinate the suite mix, interior design, suite layout and amenities of the project.
  • Quality Submissions: Working with Development Managers to ensure all project applications are of the highest quality, strategically addressing municipal, provincial, and public concerns with the proposal.
  • Public Consultation: Supporting the DM in organizing for Public Consultation Meetings, Council Meetings, hearings, etc.
  • Communicate project requirements and critical milestones to the design and construction teams.
Construction
  • Design and tendering for demolitions, site work, road construction, and heavy civil works.
  • Coordinate as needed with Project Manager/General Contractor to address any questions during construction and ensure the project will meet timelines noted in the Disclosure statement, if applicable.
  • Coordinate with the Sales & Leasing team to assist with building lease-up and/or turnover.
  • Provide support to the Project Manager/General Contractor where reasonable in ensuring all deposits and securities are released as the project nears/achieves completion.
Communication:
  • Advise DM of any perceived opportunities for strategic alliances with the community or other developers, etc.
  • Represent EDL professionally in relationships with clients, consultants, third parties, suppliers, local government, and professional associations (such as NAIOP, UDI).
  • Effectively manage information with respect to the company's and client’s strategies, objectives and performance externally to maintain a positive profile for the company in communities where we work.
  • Stay current with industry developments and code changes, as well as new products available in the market.
Work ConditionsEmpowered Development operates from a sleek co-working space in Strathcona, with frequent transit and a Mobi Bike station just steps from the office doors. Our building contains end-of-trip facilities (showers and changerooms), so cycling to work will be encouraged once they are re-opened post-COVID.After several months with the company, we will offer more flexible working conditions (WFH) as needed during COVID. Once the population is immunized and office work can safely resume, it’s expected that the bulk of your time will be spent in the office.In the course of your regular duties, you’ll be periodically required to visit work sites, as well as attending various council meetings, etc. outside of regular working hours.Qualifications and Education Requirements
  • Bachelor's degree OR diploma, or combination of education and experience in construction management, property development, architecture, urban planning, civil engineering, land economics, or related field.
  • Hold a related professional designation (AScT, P.Eng., PQS, PMP, DULE, etc.)
  • Passionate about building homes, and helping address social problems while bringing new space to markets.
  • Budgeting and cost control experience
  • At least 2 years' experience in real estate development and construction, preferably in multi-family housing, including new construction
  • Experience in the analysis, entitlement, development and marketing of residential land
  • Strong communication skills and the ability to work well with government, private investors and lenders, community stakeholders, engineers, and consultants.
  • Able to work independently and as part of a team
  • Ability to read, understand and coordinate consultant’s drawings (architectural, civil, landscape, etc.)
  • Experienced with MS Office programs including MS Project
Extra Credit
  • Familiarity with the local government planning and engineering permitting processes.
  • Strong project management experience, including design and construction materials and methods
  • Bluebeam and/or sketchup experience
  • Knowledge of various types of construction methodologies, project management models and financial management as well as building codes, zoning bylaws and contract law.
