Langara Gardens is currently looking for a live on-site Resident Caretaker for the rental property located in the Oakridge area (West 57th @ Cambie). Reporting directly to the Rental Office Manager, the Resident Caretaker is responsible for providing quality service for tenants and to help enhance the overall value of the building.The position would focus on providing tenant service, dealing with move-ins and move-outs, suite showings, cleaning of common areas and assisting with property administrative tasks. The ideal candidate for the role would have a strong customer service, attention to detail and teamwork. This position will also take direction from the Property Manager.Key Responsibilities:Providing quality customer service dealing effectively and fairly with tenant requests and concerns on a timely basis;Attending to the tenant services phone line and email requests in a prompt manner and ensuring response and follow up is provided up to completion;Ensuring service requests are logged appropriately and closed when completed;Maintaining good tenant relations, handling and documenting tenant complaints and any emergencies in the building;Overseeing all aspects for rental of suites when they become vacant including showing suites to prospective tenants and cleaning during the turnover;Conducting routine suite inspections and suite inspections upon tenant move-in and move-out;Demonstrating knowledge of the property building operations and systems to assess issues and provide accurate information to the building maintenance team;Maintaining interior and exterior appearance of the property including cleaning and litter pickup in common areas including and without limitation hallways, laundry room(s), common washroom(s), recreation areas, storage, service rooms and parking;Ensuring all exterior area walkways leading to any entrances and exit doors for residential and parkade, including ramps, are clean and free of dirt and debris, ice, and snow;Providing minor maintenance and repairs such as changing light bulbs, painting, caulking, changing locks, filling holes in walls etc., within normal work hours;Post Termination Notices, Rent Increase Notices, and other notices as approved by the Rental Office Manager or Property Manager and in compliance with Residential Tenancy Act;Ensuring parking and storage locker rules and regulations are strictly adhered to by the residential tenants and maintain up to date records of all infractions;Completing incident reports as per corporate policy;Assisting with drafting and distributing letters, notices, contracts, lease documentation, and other correspondence related to the administration of the property;Maintaining up to date tenant contact information and contractor information;Managing the distribution of parking stalls, storage lockers, and booking of amenities or elevators; andAssisting Rental Office Manager and Property Manager with performing other related duties to better administer tenancies and the buildingWhat you bring:Completion of high school diploma;General understanding of accounting principles and procedures;Minimum 1 year experience providing quality customer service with ability to multi-task and prioritize demands;Experience providing administrative support, including answering phones, accurate and timely record keeping and coordinating support services;Strong organization skills and detailed-oriented;Demonstrated maturity, confidence and tact, particularly when dealing with difficult issues or conflict;Ability to develop and sustain cooperative working relationships with tenants, contractors and co-workers;A positive and proactive attitude with a desire to learn;Ability to work independently and take on new challenges as well as learn from others;Strong communication skills and fluency in English; andWorking knowledge of computer applications including Word and Excel is an asset.We are an equal opportunity employer.
