Job Description

THE ROLEJoin Triovest as an Asset Manager at our Calgary location. The primary objective of this role is to maximize asset value for the owner through the prudent generation and management of cash flow as well as development, and operating processes. This candidate will be working within the related business unit and will also work closely with the investment management team. WHAT WILL YOU BE DOING
  • Direct the preparation of the annual strategic asset management plan for the properties, monitoring the plans, and making recommendations to adjust the plans to meet our investment targets.
  • Assist in the mapping and scheduling of all key annual activities required as part of the AM mandates.
  • Work closely with our key investor accounts representatives to ensure key deliverables and client expectations are met.
  • Work with Leasing, Property Management, and Development teams in the ongoing asset management and growth of the portfolio.
  • Monitor and analyze the assets performance by way of regular meetings with the Property Management and Leasing teams, reviewing monthly reports, and performing ongoing reviews of leasing activity, major expenses, and capital programs.
  • Prepare quarterly actual and forecast property level detailed asset management reports including, financial returns, cashflow, valuation, capital, operations, tenancy, market and leasing matters.
  • Ensure compliance with Asset Management, Co-ownership and other executed agreements.
  • Work with the Senior Vice President in the coordination and review of annual budgets for all third-party clients for both property and portfolio reporting.
  • Coordinate and review of year-end presentation materials.
  • Coordinate with Triovest’s Risk Management Team and report on environmental oversight and compliance.
  • Assist the SVP with investor relations, including regular communications, distributions, meeting requests, cash calls and ad hoc investor inquiries and reporting requirements.
  • Review all construction projects such as Landlords work, tenant work, and all capital expenditures; ensure approved tendering process is followed.
  • Build and review proformas and conduct hold vs sale analysis on a regular and ad hoc basis. Manage and lead the internal valuation process along with the Investment Management Committee (IM).
  • Conduct regular reviews of financial underwriting/proformas and recommend strategies or alternate courses of action to maximize investment returns targets.
  • Support SVP with the deployment of capital including due diligence and transaction management with the Investment Management group.
  • Work closely with the SVP in the rollout and ongoing management of a new private equity real estate fund, including assisting with growing the AM infrastructure/platform to support this new portfolio growth.
  • Work closely with and support the various business unit leaders and management on various projects on an ad hoc basis.

To fulfill this role successfully, you should demonstrate the following minimum qualifications:
  • Bachelor’s degree in business/commerce; a finance, CA, CMA or CFA designation is an asset.
  • Minimum 3-5 years of asset management experience with significant exposure to investment management, transactions & due diligence, portfolio management and underwriting.
  • Fund management & investor relations experience would be an advantage.
  • Strong knowledge of the Alberta real estate market.
  • Technical skill using Argus, MS Office, Yardi, and financial systems.
  • Strong presentation skills with the ability to develop and deliver all investor reporting including in-person meetings.
