The ASM, reporting to the Associate Construction Manager/Construction Manager, is a front line quality control position responsible and accountable for auditing the compliance of buildings under construction for conformance with plans, specifications, building code and best construction practices. Under the tutelage of the Associate Construction Manager/Construction Manager, this position oversees schedules, coordination of trades, site staff and is accountable for all aspects of workmanship through the full construction cycle, excavation to turnover. Responsible for general construction duties, required repairs, contributing to clean and safe worksites while assisting the site construction team to deliver homes on time, on budget, to an industry leading standard of quality and workmanship.Your Key DeliverablesQuality Control:Personally review and audit homes under construction on a daily basisPersonally review and audit exterior and common property infrastructure on a regular basis.Responsible to perform comprehensive quality control inspections and document deficiencies on the Brookfield checklist(s). This is to ensure the home structure and envelope details are complete according to approved plans, specifications, building codes and warranty programs.Identify and report construction issues and trends affecting build quality.Safety:Understand and abide by the Brookfield Safety Program policies and procedures.Contribute to maintaining a safe site at all times including; safe access walkways, installed guardrails, cleanliness, safe use of power tools, submit required safety inspections, etc.Assist in training sub-contractors and trades on site cleanliness and safe work practice expectations.Construction Operations:Work from blueprints and/ or follow instructions from Associate Construction Manager/Construction Manager to ensure accurate building layout, grades, walls, floor and roof components are in correct proportions (height, width, length)Work with a wide variety of materials (wood, plastic, drywall, etc.) and select the correct materials and equipment for the task at handUtilize common hand and power tools for general carpentry work, including repairsProvide formal documentation of quality control checks to managers and responsible trades and hold the trades accountable for their respective quality control programs and full scope of work.Maintain a clean work site and participate in site maintenanceFollow up on identified deficiencies until rectifiedMove materials and equipmentSupport other aspects of Brookfield construction operations as requiredLiaise with municipal officials as required for code compliance issuesCustomer and Team Leadership:Act as primary site lead in absence of the Associate Construction Manager/Construction Manager.With approval from the Associate Construction Manager/Construction Manager, establish Home Orientation Meeting and possession date.Meet with customers to perform the Home Orientation Meeting and provide Customer Care information.Train and coach team members on technical best practises, techniques and tasks through the full scope of the projectWork with the Customer Care Technician to ensure that all customer service issues identified during 2-month, 1 & 2-year inspections are resolved promptlyContribute to outstanding customer experience when and where possibleUnder Associate Construction Manager/Construction Manager’s guidance, schedule and coordinate trades and site staff to ensure homes in production adhere to the planned timelines.Generate POs/ VPOs for approval by construction management.Back fill roles and across projects as required in order to deliver best results for the regionMust HavesA minimum of two years of general carpentry experience and an active participant in an apprenticeship program, a journeyman or equivalent.Detail oriented and strong organizational skillsEffective communication skills; ability to communicate with customers, team members and external partners.Require a valid Driver’s License and vehicle; to travel to job sitesPossess or willing to obtain a First Aid certificate, obtain WHMIS certificateProficient in MS Office products and good computer skillsDemonstrated ability to provide leadership to the construction team and develop productive relationships with trades and suppliersPhysical Requirements:Walk uneven terrain, kneel down, climb a ladder and stairs, crawl or manoeuvre through difficult areas.Lift/ push/ pull up to 50 poundsFor safety reasons, ability to hear (hearing aids are acceptable) and 20/ 20 vision (corrective glasses or contact lenses are acceptable)COVID-19 Hiring StatusAll new hires must be fully vaccinated for Covid-19 prior to starting employment.Your OpportunityWe are proud to offer our employees what they value most:Competitive compensationExcellent extended health benefitsRRSP programGenerous tuition assistance programLeadership development and mentorship programsA culture based on our values of Passion, Integrity and CommunityWe are proud to create a diverse environment and are proud to be an equal opportunity employer.
