About MRUFounded in 1910 and located in Calgary, Alberta, Canada, Mount Royal University grew into a vibrant college in the 1930s and became a mid-sized university in 2009. We are dedicated to creating the best possible environment for learning and research in the safest, most sustainable, innovative, and efficient way.About the RoleThe Building Maintenance Worker performs a wide range of specialized maintenance requiring highly developed troubleshooting, analytical, time management, and professional customer service skill sets with a multi-functional building maintenance background. The Building Maintenance worker performs a wide range of services including routine maintenance of functional architectural components (doors, hardware, manual and electronic operating systems, keys, windows, roofing, ceilings, flooring, wall surfaces, furniture repairs, fabrication, signage, system installations). The position is responsible for both demand and planned maintenance work. The Building Maintenance Worker assists other team members within Building Operations to complete large operational and maintenance activities, projects or space moves. The Building Maintenance Worker also performs some cleaning of Building Operations spaces (ie: mechanical rooms, workshops, storage rooms).The position is a full-time role required to work Monday to Friday 12:30pm - 8:30pm.This position is a limited term role, ending 11/30/2024Responsibilities

  • The Building Maintenance worker has expertise related to many architectural systems and is responsible for the effective/efficient operations and maintenance of these systems throughout campus.
  • Provides strategic support to the Building Operations Department in coordination and through the Architectural Supervisor via building audits and performance of all Architectural systems.
  • Ensures architectural components and features are functional and maintained to meet building standards, code compliance requirements, and quality control.
  • Responsible for the minimization of component downtime though effective troubleshooting, root cause analysis, issue responsiveness, and effectively coordination of preventive and predictive maintenance.
  • Conducts and reviews equipment performance and condition reports, data trends and statistics to improve equipment operation/function to proactively address functional issues.
  • Performs maintenance and follows processes, procedures, and methods to improve results in all key functional areas.
  • Executes and maintains best practices and regulatory compliance for all activities.
  • Works together in operational activities with the Critical System and HVAC teams.
  • Executes regular inspections to identify any functional irregularities. This work is performed primarily by physical analytical inspections.
  • Works with contractors and inspectors in performing specialized maintenance services to Building Operations architectural systems.
  • Ensures proper commissioning practices of architectural systems take place and the required documentation is received and provided to the Architectural Supervisor.
  • Completes seasonal maintenance of architectural systems.
  • Installations of the following, but not limited to: ceiling tiles, various furniture, equipment parts, signs, drinking fountain filters, blackboards, whiteboards, tack boards, pictures, plaques, banners, lightbulbs, blinds, floor tiles, ceramic tiles, baseboards, shelves, doorstops, door hold opens door closers, door hardware.
  • Performs physical building architectural audits and logs system information into the digital shared database. (including and not limited to: door and door systems, washroom components and hardware, locks, furniture, suspended ceilings, roofing systems, windows, flashing, scissor lifts, man lifts, bleachers, parking lot pedestals, grease traps, shop equipment)
  • Ensures that all demand and planned work is accounted for and captured in the computerized maintenance management system (Archibus).
  • Coordinates activities with the Architectural Supervisor, Frontline Planner and Inventory Planner.
  • Reports to the Architectural Supervisor daily activities, any anomalies or issues that are out of scope or require additional support.
  • Works closely as a team with HVAC and Critical Systems groups (Electricians, Plumbers, and Building Automation). The Building Maintenance Worker can be tasked with assisting tradesmen in troubleshooting, installing, repairing, testing, measuring, handling hoists or ladders.
  • Act as subject matter experts related to Building Architectural systems and supports team members of Building Operations related to projects, system integration, commissioning, and project planning.
Qualifications
  • High School Diploma or Equivalent
  • High School Plus Additional Coursework
  • One-Year Post Secondary Certificate/Program Completion
  • The Building Maintenance Worker must display a wide and specialized knowledge base of multiple Architectural Systems, trades and their roles in order to understand the complexity of all facility’s Architectural systems.
  • Must have a valid class 5 drivers license to drive the Building Operations maintenance van.
  • Experience required is 2-3 years
