Together we deliver exceptional experiences to our over 2 million daily customers.We are looking for a reliable, customer-oriented Manager, Office Design & Construction to join our team in Calgary to support Bow Valley Square. The successful candidate will be involved in the management of all construction related activities for the office towers.To be successful in this role, you be able to work in a fast-paced environment. Possess strong communication and organizational skills, negotiation and conflict management tools and be a team player.Specific responsibilities will include:Review and track Landlord obligations, lease agreements and/or capital project objectives.Prepare tenant improvement and landlord work estimates to assist in the completion of leasing transactions.In partnership with the property teams, source and hire consultants applicable for projects by communicating requirements i.e. existing site reviews/specifics, outline scope of work, budget and timeline.Review tenant space plans.Complete landlord review of drawings and specifications engaging Operations and base building consultants when required to ensure design criteria is being met.Manage tender process.Ensure receipt of all start up documentation and construction deposits.Coordinate and track permit activity.Prepare landlord drawing review letter.Contractor orientation of Building Rules & Regulations, Health & Safety Policy.Attend site meetings to track progress, LEED related requirements and to ensure policies and procedures are followed.Maintain communication with Property Management, Leasing, Consultants, City Officials and Tenants to ensure successful project completion.Prepare and submit all required project documentation for capital expenditure requests.Track project cost and manage the release of funds.Project close-out requirements.Complete and report on restoration requirements in coordination with Leasing.Preparation and update of Manuals, Rules and Regulations and Health & Safety Policy.Budgeting and reforecasting.Maintain and update project files hard copy and electronic.Respond to all construction related inquiries.Other duties as required.To succeed in this role, you:Possess 3-5 years’ experience design/construction management in commercial office (preferably high-rise).Possess a post-secondary degree or designation; architectural technology, project management, construction or LEED Associate preferred.Proven ability to manage numerous projects at once, while meeting all budget, schedule and quality requirements.Experience working for a Landlord is preferred.Advanced skills in computer related software would be an asset (Excel, MS Project, Procore, CAD etc.).Our story:Oxford Properties Group (“Oxford”) is a leading global real estate investor, asset manager and business builder.
