The Operations Manager is a senior building management position, that will lead the Bow Valley Square operations team in adopting and implementing measures to maximize operating efficiencies throughout the office complex. You will be asked to create and launch new initiatives to reinvent the typical landlord/customer paradigm.To be successful in this role, you will have a passion for new technology and exhibit exceptional leadership skills. You play a key role in leading the operations team in planning and managing the next generation office building complex.Responsibilities:OPERATIONAL EXCELLENCEPrepare, monitor, and control the operating expense budget for the complexAssist in preparation of the quarterly reporting books, and provide monthly variance analysis and expense reforecast reportsProvide monthly accrual spreadsheetsMaintain cost control and invoice approval processesCoordinate repairs and maintenanceManage Capital Project costing and management from conception through to completionRegulate, monitor and control energy use in the complex, focusing on improving energy efficiency by evaluating energy use and implementing both current and new technologies where necessaryEncourage the use of renewable/sustainable technologies to support GHG reduction goalsDerive solutions for carbon management; raising the profile of energy conservation within the complexMaintain and schedule all environmental and sustainability reports and audits, and complete all related reportingLiaison with tenant construction for all base building mechanical and electrical information, and review all building construction drawings and respond to tenant concerns or complaintsEnsure all corporate and governmental occupational health and safety and environmental programs within the Operations department are being adhered toNegotiate and oversee department service contractsLiaison with sites base building consultantsPerform life cycle costing exercises on building equipmentOversee management of metering systemOther duties as assignedINSPIRATIONAL PEOPLE MANAGEMENTManage the Operations departmentSupport Operations Supervisor and Chief Engineer on smaller projectsProvide supervision to direct reports and demonstrate leadership for all indirect reports, complete performance reviews for all operations staff, and sign off on payroll input and control wagesEnsure that all 310-MAXX service level targets are attainedRemain current and up to date with new industry practices, legislative changes and new technologiesPLATFORM INITIATIVESPromote Oxford customer service initiativesMonitor Tenant construction programs and support internal vacant space preparationAssist the General Manager, Property Manager, and Leasing Manager with information gathering on building operation for prospective tenantsWork with Platform Services on various initiatives including energy management and targets, operational performance, maintenance audits, BOMA BEST, LEED, Smart Building technologies and Energy StarConduct insurance and risk management inspections, remedial actions and reportingManages environmental assessments, condition assessments, energy management plans and other initiatives to run the asset in an efficient manner and to legislative requirementsQualificationsPossess a post-secondary degree; building technology education preferredHave a minimum 10 years of industry/operational experience in a high-rise building and/or mixed-use facility operationsHave a minimum of 5 years of capital planning and project management experienceHave a minimum of 5 years of supervisory experienceRPA, SMA or FMA designation is an assetProven working knowledge of electrical & HVAC systems, water treatment, life safety, and building automation controlFully competent in all related Health & Safety LegislationProficient in Office programs including Outlook, Excel and Word, plus an understanding of business terminology andaccounting/budgeting processes.Have superior time management skills are critical in order to complete all aspects of the position, including liaising with contractors, tenants and staff.Strong communication and analytical skillsOur story:Oxford Properties Group (“Oxfordâ€) is a leading global real estate investor, asset manager and business builder.
