Job Description

  • Review of contractor project estimates and project plans to help ensure that all pertinent scope has been accurately captured and that project extras and scope creep are minimized
  • Generation of department project budget estimates
  • Providing help to department leads for assembling executive drafts that reflect accurate cost estimates
  • Help working with contract admin team to ensure accurate contract cost breakdowns are incorporated into all construction agreements
  • Development of detailed project specifications to mitigate project extras and ensure all project scope has been well captured
  • Review of request for quote (RFQ) contractor pricing
  • Review of contractor progress invoicing against actual work completed on site
  • Review of consulting specifications to ensure that all construction methods specified lend to cost-efficiency, durability, and ease of long-term maintenance
  • Ongoing generation of new ideas and/or initiatives to further corporate returns and provide exceptional value to Boardwalk’s Resident Members and Shareholders
  • Generation of creative ideas to reduce material and resource costs wherever possible
Schedule Control
  • Daily review of site work to ensure that all projects are on pace for timely completion, with minimal interruption to site Operations and Resident Member comfort
  • Analysis of in-house and contractor schedules to ensure that available resources match deliverable targets
  • Forecasting and reporting of anticipated delays
  • Proposal of viable solutions to effectively accelerate schedules, without major impacts on quality assurance and overall project costs
  • Ability to estimate major project deliverable timelines on both in-house, and contracted jobs
Quality Assurance
  • Daily, on-site, construction review of various Design Team projects to ensure that deliverables consistently reflect high quality standards
  • Assemblance of deficiency reports, and follow-up with contractors, in-house construction teams, and suppliers to ensure that all projects are delivered to the highest standards, in a cost-efficient and contract-compliant manner
  • Liaising with professional consultants, as required, to ensure that work is delivered in a sustainable, Code-compliant manner
  • Daily collaboration with Design Team members to ensure all project deliverables reflect consistency with Design Team standards
  • Working closely with Design Team members to ensure work specifications incorporated into drawing packages and contracts, lend to reliable quality finishing and minimal room for misinterpretation by trades
  • Compilation of project handover packages to ensure that all Operational repairs and maintenance are done in a manner that is consistent with the state in which the project was delivered
Team Collaboration & Construction Administration
  • Daily collaboration with Design Team colleagues and leaders to achieve all goals successfully
  • Help with yearly project planning and budgeting
  • Participation in annual Investor Tour planning and execution
  • Participation in weekly Team meetings to provide project updates to all team members including Chief Design Officer
  • Daily collaboration with other departments and project stakeholders to ensure all projects meet Operational needs and lend to maximum return on investment
  • Meeting customer service needs of Resident Members during the construction process
  • Help working with other department leads to assemble executive drafts that reflect accurate cost estimates
  • Help working with contract admin team to ensure accurate contract cost breakdowns and technical specifications are incorporated into construction agreements
  • Development of detailed project specifications to mitigate project extras and ensure all project scope has been well captured
  • Review of request for quote (RFQ) contractor pricing
  • Review of contractor progress invoicing in relation to work completed on site
  • Review of consulting specifications to ensure that all construction methods specified lend to cost-efficiency, durability, and ease of long-term maintenance
  • Constructive negotiation with jurisdictional Code officials to achieve project objectives
Reporting:
  • This role would report directly to the Senior Director, Special Projects with supervision also provided by the Director of Quality Control & Process Optimization, Director of Community Design, and Director of Interior Design
Experience & Education:
  • Minimum 5 – 10 years multi-family construction renovation and/or new development project management experience
  • Project Management (PMP) Certification considered to be an asset
  • Engineering Technologist Certification considered to be an asset
  • Canada professional designations preferred
Technical Requirements:
  • Understanding and familiarity of Alberta and other provincial Building Codes
  • Construction cost and schedule estimating experience
  • Ability to produce construction sketches/details, specifications, drawings, etc.
  • Project management expertise including construction risk mitigation and control
  • Strong knowledge of construction contracts
  • Ability to proficiently read technical plan sets and drawing revisions
  • Proficiency with Microsoft Office including Teams, Excel, MS Project, etc.
  • AutoCAD or drafting software experience an asset
  • Experience with other project management software is considered an asset
  • Valid driver’s license and reliable vehicle
