Job Description

Job TitleSuperintendentJob Description SummarySupervises a smaller facility, office building, apartment complex or similar commercial or residential space. The Superintendent is expected to conduct site and facility inspections, to be hands on in performing work, to supervise and coordinate contractors/vendors, execute a preventive maintenance program, purchase materials, supervise day-to-day maintenance and janitorial duties of the property, and perform budget tracking.   • Inspects facilities and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed.
  • Prioritizes work to ensure building occupants’ needs are met in a timely fashion and assigns work requests to appropriate personnel to perform required maintenance, servicing and repairs. May also perform some repairs and servicing.
  • May conduct the hiring of building support staff. Conducts training on maintenance, safety, equipment and systems.
  • May directly or indirectly supervise both skilled (plumbing, carpentry, painting, electrical, mechanical, maintenance) and unskilled staff (cleaning, moving, dispatch, security) and assign them to perform facility/building and site maintenance, repairs, cleaning, and servicing.
  • Develops, implements, and oversees a preventive maintenance program for all facilities and equipment.
  • Coordinates, oversees, and directs vendors and contractors performing servicing, repairs, and construction on site.
  • Visits with building occupants to ensure that their needs are met and solicits suggestions for improvements.
  • Compiles records of labor and material cost for operating building and issues cost reports to owner or managing agents.
REQUIREMENTS
  • High school diploma or equivalent required; 2-year college degree or technical/vocational degree/certification desired.
  • A minimum of 3 to 5 years of experience in commercial or residential maintenance, repair, or equipment servicing including at least 2 years of supervisory experience.
  • General knowledge of all construction trade types (carpentry, plumbing, painting, electrical, mechanical, etc.).
  • Hands-on ability to maintain building mechanical systems, equipment, and fire systems plus strong HVAC background.
  • The ability to promptly and successfully respond to client and tenant issues and work requests.
  • Experience in conducting building inspections, correcting deficiencies and follow-up.
  • Excellent organizational, communication and time management skills.
  • Ability to handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards.
  • Excellent customer service skills.
