Job Description

Job TitleResearch AnalystJob Description SummaryBased in our Vancouver, British Columbia office, the Research Analyst is responsible for supporting the development of local research output and thought leadership by gathering, tracking, and analyzing local market data to derive insights for colleagues and clients. Specifically, this position is tasked with updating and maintaining the accuracy of our proprietary Commercial Real Estate (CRE) database by inputting, updating, and validating key property, availability, and transactional information in real time. This would embrace validating key information via discussions with brokers and contacting external third-party property managers to ensure best-in-class data accuracy.Working in a fast-paced environment with a variety of stakeholders, the ideal candidate is able to plan, organize, prioritize, adapt, and manage processes and successfully solve problems with minimal direction. Ultimately, the successful candidate will cover local market dynamics, working closely with brokerage professionals in a variety of CRE product types, with an emphasis on industrial and retail properties.This position is not specific to a service line but may specialize by property type.Job DescriptionEssential Duties & Responsibilities:

  • Manage & Update Research Databases
o Proactively and routinely seek information from internal fee-earners, Managing Principal, and external sources to facilitate the collection of key intelligence data related to changing market conditions surrounding both inventory, availability, and occupancyo Liaise regularly with other CRE professionals, including developers, landlords, appraisers, and external brokers and research analysts to seek out market informationo Collect and ensure the integrity of comparable data, new development information, and applicable information on city planning changes/issueso Accurately maintain & update information within the research databases within a defined frequencyo Apply technical and analytical skills to disseminate market data and ensure data integrityo Perform regular and ongoing audits of existing data within the system on a regular and ongoing basis, via the examination of reports and information provided by other brokerages and real estate companies
  • Contributes to the quarterly statistical process
o Generate statistical analysis and reports within a defined frequency, including quarterly statso Analyze data, compiles and writes (or assists in writing) quarterly reports (MarketBeats)o Assist in forecasting and economic outlook information for clients
  • Provide designated support for thought leadership initiatives, pitch materials, publications, and deliverables
o Assist Manager of Research and/or brokers in the production of customized reports for business development, utilizing both internal and external databases and analytical toolso Respond to requests for data and/or analysis from Manager of Research, fee-earners, and/or marketing teamo Analyze third-party government data source (quantitatively and qualitative) to effectively identify and illustrate key market trends that may impact local CRE activityo Create effective reporting and visualizations to help internal and external stakeholders easily grasp local CRE trends
  • Support local and national research initiatives
o Work on specialized projects that improve systems and enhance information flow and further automate existing processeso Maintain and develop documented processes to support regular updates and maintenance to ensure the accuracy of the underlying databaseo Assist in training of other staff, including future team members, junior brokers, and administrative assistantso Provide support on an as-needed basis for ad hoc requestsCompetencies:

Background & Experience:
  • Post-secondary education required; degree in Commerce, Economics, Business Administration, Urban Land Economics, Urban Planning, or Urban Geography is an asset
  • 1-3 years’ experience in real estate industry or business
  • Experience in data entry/data management and time series analysis/forecasting; economically versed
  • Demonstrated proficiency with all applicable software packages, including but not limited to: Microsoft Office Suite (Word, Excel, PowerPoint, Outlook)
