At the heart of our business is innovation, and the hardworking dedication of our employees, our main building blocks.Reporting to the Director of Property Management, the Property Manager is responsible for tenant satisfaction, coordination, maintenance, and administration of tenancy agreements, as well as planning, budgeting, and reporting.Job Responsibilities

  • Responsible for ensuring residential and commercial tenant satisfaction and loyalty through customer service initiatives, and consistent and appropriate communication with each tenant. Prompt response to inquiries and requests by way of formal correspondence, email, phone, and/or periodic meetings.
  • Responsible for the ongoing administration of the residential tenancies utilizing the Yardi Voyager accounting system, including, but not limited to, tenancy agreement and security deposit/pet deposit entry, ensuring current and accurate contact information, processing lease changes (i.e., move-outs, renewals, assignments, and transfers), updating market rents.
  • Coordination of incoming and outgoing residential and commercial tenancies.
  • Understanding of the residential move-in, move-out plan and execute annual base building and tenant suite inspections
  • Responsible for the accurate reporting of current suite inventory, including vacancy tracking; update and maintain current market rent rents for each property and unit-type.
  • Preparation of annual operating and capital budgets, consistent review of monthly financial statements to identify variances and trends that may require correction, and report quarterly to Director as required,
  • Timely collection of rent and other receivables in accordance with the lease and established company policy.
  • Establish, maintain, and monitor property specific preventative repair and maintenance programs. Recommend, coordinate, and complete planned capital improvement programs.
  • Obtain quotations from vendors, provide reasoned recommendations, and issue purchase orders as necessary.
  • Routine inspection of properties to ensure a consistent standard of care in accordance with company objectives.
  • Contract administration; ensure fair administration of lease agreements and service contracts.
  • Availability for after-hour response for emergencies outside normal business hours.
  • Other tasks as assigned by the Director, Property Management.
Qualifications
  • 2-3 years residential property management experience required, experience in strata would be considered.
  • 2-3 years commercial property management experience.
  • Formal education and/or property management designations preferred.
  • Knowledge of general accounting practices, financial and analytical capabilities, capital planning, budgeting, and reporting.
  • Experience in contract administration and negotiation preferred.
  • Project management skills and experience would be an asset.
  • Must be able to multi-task and adjust priorities.
  • Collaborative approach to problem solving.
  • Calm, confident and assertive.
  • Proficiency in Microsoft Word and Excel for Windows.
  • Yardi Voyager experience (or similar property management/accounting software) would be beneficial
  • Valid driver’s license and personal vehicle required
  • Occasional travel within the Kelowna is required with mileage reimbursement.
