Position Summary:Reporting to the Chief Engineer, the incumbent will be responsible for carrying out assigned operating and maintenance duties within the University of Regina’s heating plant and/or Utilities Maintenance Crew. When assigned to the heating plant, the position is under the supervision of the Shift Engineer, in accordance with the Boiler and Pressure Vessel Act and Regulations.The incumbent is responsible for assisting in the operation and maintenance of the heating plant’s high pressure steam boilers, refrigeration equipment, and all associated auxiliary equipment and systems. When conditions and work load permit, this position may also be assigned to the Utilities Maintenance Crew under the supervision of the Mechanical Supervisor (Preventative Maintenance).Key Responsibilties:Heating Plant:Assist the Shift Engineer with the operations and maintenance of the plant equipment and systems, including but not limited to locking out and tagging out of plant equipment, identifying breakdowns and repairs as appropriate, informing operating condition of the HP, etc.Monitor, check and log operating systems of boilers, chillers and auxiliary equipment.Make alterations to regulate the flow of feed water, condensate and make-up water within the systems.Start and stop boilers, chillers, and auxiliary equipment.Clean boilers, sumps, tanks, chillers including brushing condensers and evaporator tubes, etc.Repack valves and pumps.Change filters and clean strainers on systems in the plant.Check, tighten and change belts on plant equipment.Check oil levels and change oil in plant equipment.Grease and lubricate plant equipment.Complete and record assigned preventative maintenance checks.Assist internal maintenance personnel and external contractor working in the heating plant.Sample, test and record boiler, chilled and condenser waters. Make necessary changes to chemical feed rates to maintain desired levels.Regenerate softener and clean RO membranes.Monitor fire alarm panels and plant phones.Perform weekly checks of all back-up equipment and alarms.Record chemical inventories.Move chemical barrels from loading dock to basement storage areas.Provide guidance to student operator personnel.Other related duties as assigned.Utilities Maintenance Crew:Inspect all mechanical equipment and systems to mitigate damage and down time.Perform daily, weekly, monthly and annual preventative maintenance on equipment to ensure life cycle.Perform monthly chemical tests to maintain integrity of distribution lines and infrastructure.Record meter readings for utility charges and identifying possible issues of abnormal usage.Maintain housekeeping in all restricted areas to maintain a high level of safe working conditions for everyone.Respond to emergency situations in order to resolve issues as quickly as possible.Maintain positive relations with all building contacts and occupants by communicating in advance.Make daily decisions regarding safe work strategies in private and public areas.Manage stock material orders, pick up and deliver supplies and record anomalies for correction.Asset management regarding equipment and updating informationMonthly maintenance as per service schedules including greasing bearings, bolt tensioning, oiling motors, changing filters, cleaning equipment, changing belts, changing oil and repairing equipment.Assess and replace fan coil filters as required, make recommendations for large filter bank replacement.Other related duties as assigned.Position RequirementsTo success in this role, the successful applicant must possess the below qualifications:A licensed Third Class Steam Engineer’s Certificate is preferred.A candidate with a Licensed Fourth class Steam Engineer’s Certificate and has passed all of the Third Class Steam Engineers Exams will be considered, but must obtain a Licensed Third Class Steam Engineer’s Certificate within two years.A candidate with a Licensed Fourth Class Steam Engineer’s Certificate but has not passed all of the Third Class Steam Engineer’s Exams may be considered, but will be required to pass all of the Third Class Steam Engineer’s Exams within two years.Grade 12 with Math 30B.One year of related experience working in a similar setting.Good physical condition and ability to perform required operating and maintenance tasks.Knowledge of the principles and procedures for the safe and efficient operation and maintenance of Boilers, refrigeration equipment and associated auxiliary equipment and systems.Knowledge of the Boiler and Pressure Vessel Act.Knowledge of OH amp;S and University of Regina Regulations.Ability to understand and execute oral and written instruction accurately and effectively.Ability to establish and maintain effective working relationships with other employees.Ability to organize workload and to work independently.Physical DemandsMay be required to work overtime and weekends.May be required to work various shifts, required to be on-call.Physical activity is a primary part of the job. Requires the ability to lift, push or pull objects up to 50 pounds.Work will be performed at heights, in crawl spaces, on rooftops and will include the use of ladders and powered mobile lifts.Work involves exposure to unusual elements such as high pressure steam, confined spaces, extreme temperatures, chemicals, hazardous materials, dirt, dust, and/or loud noises.Work environment may involve exposure to potentially hazardous material and situations that require following extensive safety precautions and will include the use of protective equipment.
