  • Provide leadership in developing and executing land development strategy
  • Lead and oversee neighborhood planning and municipal approval processes
  • Ensure efficient and standardized internal processes;
  • Create sales strategy and establish lot/land pricing;
  • Negotiate and oversee preparation and execution of agreements;
  • Prepare project assessments and project business plans (cash flow requirements, equity investment requirements, funding requirements, operating pro-formas, etc);
  • Prepare development proposals for Senior Management review and approval;
  • Direct and oversee preparation of budgets and ongoing reporting.
  • Facilitate and negotiate partnerships with local business, developers, senior levels of government, business associations in respect to specific development projects;
  • Initiate and maintain relationships with a broad range of stakeholders, community-based groups, contractors, businesses and government agencies;
  • Provide leadership in the overall performance management of the team, including setting clear expectations and objectives, providing coaching and measuring results;
  • Lead change initiatives within the regional development team which align with the strategy and the values of Dream; and
  • Establish marketing vision for neighborhoods and act as a lead contributor for brand recognition (social media and events)
What type of experience and skills do you have
  • Postsecondary education in Civil Engineering, Urban Planning or related field
  • 10 years+ of related experience in land development, urban planning, and/or municipal engineering
  • Strong knowledge of the municipal planning process and policies municipal political systems, as well as the provincial planning legislation
  • Professional Engineer Designation (if applicable) or Professional Planner, either preferred
  • Familiarity with JDE, Excel and AutoCAD is an asset
