Job TitleFinancial AnalystJob Description SummaryJob DescriptionPosition SummaryJob Title: Financial & Data Solutions AnalystJob Summary: The Financial & Data Solutions Analysist is a dedicated team position, based in Atlanta, working as the point-person for developing, implementing, and executing all financial and qualitative analyses for the team’s real estate transactions and site selection projects across North America. These transaction and site selection projects include analytical assimilation of real estate financials, taxes, incentives, labor analytics, site metrics, and qualitative factors influencing each project. The analyst will directly support the team and team’s clients, often having direct contact with clients to brief stakeholders on the analysis’s methodology, data, and research. In addition to transaction and project analyses, the analyst will also support the team in industry research initiatives and work with the team’s marketing specialist to produce thought leadership and content marketing products based on thoughtful research and industry analytics.Tasks:Prepare commercial real estate analyses for leases and build-to-suit construction transactions, including gathering information from developer/landlord lease proposals, client information, and property information; manage any integration of the data into readable and digestible formats by the client.Prepare discounted cash flow analyses on transactions.Research, analyze, and evaluate market feasibility metrics for various real estate transactions.Understand and review real estate documents (leases, lease proposals and requests for proposal, etc) to determine if any issues/inconsistencies exist.Convey all particulars of a transaction (financial projections, market and location issues and tenant analysis etc.) in formal written and/or graph summary format for client approval packages presented to clients’ boards and executive approval committees.Collect and assimilate non-real estate data to form integrated qualitative and quantitative analysis for transactions that require the analysis of labor, incentives, taxes, transportation and other customer-required metrics.Conduct industry-related research for customized project and marketing initiatives.Skills:Ability to prepare highly detailed analytical information for brief, concise consumption by the recipient.Highly organized; possess attention to detail and ability to develop quality control mechanisms for completed work.Great problem-solving skills and willingness to identify, propose and implement solutions.Ability to research and learn new skills, software and programs independently.Strong analytical skills, business savvy and the ability to multitask are all essential.Professionalism and ability to represent the team one-on-one with clients; possess excellent written and verbal communication skills.Seizes initiative and possesses willingness to dive into challenges with “all in” positive attitude and effort.Experience interacting with and understanding impacts of other real estate related decision such as incentives, taxes, and labor considerations that are sometimes incorporated into overall qualitative and quantitative project decision models is a plus.Experience:Bachelors Degree in Real Estate, Finance, Accounting or related discipline or an equivalent combination of education and experience.Strong financial analytical skills; experience with commercial real estate financial modelling, particularly with leasing analysis.Minimum introductory level understanding of commercial real estate industry required.Knowledge of Microsoft Office with advanced knowledge in Excel required.Familiarity with Microsoft PowerBI and/or willingness to learn PowerBI and similar programs is a must.Willingness to learn supporting analytical programs such as ESRI GIS mapping systems to incorporate mapped visuals into work product.Team Description & Objectives: Our team is part of Cushman & Wakefield, a global commercial real estate services firm.
