Job Description

Position: Caretaker (Part-Time, Temporary)Location: Guelph, OntarioStart Date: ASAPAbout UsTribe Management is part of the Tribe Property Technologies family. Together we are the sixth largest strata/condo and rental management company in Canada with offices in downtown Vancouver, Delta, Victoria, Kelowna, Kamloops, Calgary and Cambridge. Our Tribe Management division specializes in strata and rental management services. We are responsible for the day-to-day operation and management of residential & mixed-use properties in our portfolio. Combining our obsession with technology and an unwavering passion for creating vibrant strata communities, we provide community management with heart.We are currently seeking an experienced part time Building Caretaker. The individual will live offsite. The primary function of this position is to lead the operations of a Tribe Managed building and be the face of the property in every regard.Job Responsibilities

  • Responsible for all administrative work involved in the operation of the Property according to procedures and by instructions from the Property Manager
  • Work cooperatively alongside other onsite staff to ensure Property maintains a high standard of professionalism
  • Perform all functions that may be required to satisfy Fire Code
  • Collection, depositing and recording of all rents, and condo fee payments, maintaining accurate files on each Resident
  • Resident communication - maintenance requests, monies owing, eviction notices as per the LTB, elevator bookings, etc.
  • Attend arbitration hearings, deliver notices, move in and move out inspections
  • Take Leasing calls for Rental Pool and provide viewing of units
  • Liaise with Condominium Corporation committees and Board alongside the Property Manager
  • Maintain accurate files and tenant ledger cards for each resident
  • Supervise contractors and process invoices in a timely manner
  • Issue Purchase Orders for all work/supplies being undertaken at the building
  • Prepare detailed Incident Reports related to accidents, altercations and damage to the property and/or other applicable incidents
  • Light duty, day-to-day maintenance of the site including litter pick-up and enforcement of property rules and regulations
Qualifications
  • Motivated and professional
  • Excellent organization and communication skills
  • Detail-oriented
  • Computer literate
  • Work well in a team environment
  • Able to take direction and work well with minimal supervision
  • Able to handle conflict tactfully
  • Previous building management experience preferred
  • Working knowledge of the Residential Tenancy Act an asset
  • Knowledge of Condominium Act an asset
