Job Description

Nchkaỷ Development Corporation (NDC) was established in 2018 as the economic development arm of the Squamish Nation - Skwxwú7mesh Úxwumixw. Nchkaỷs mandate is to develop, manage and own the active businesses of the Nation and was created to allow for the separation of business and politics within the Squamish Nation. Our mission is to generate wealth and create prosperity from economic opportunities for current and future generations of the Squamish Nation. This role is offered to members first and the broader community if an appropriate application is unavailable. This position will mainly work out of Nch’kaỷ’s Head Office.Position StatusThis is a Permanent Full-time position.Scope of the PositionThis mid-level position supports and assists in commercial real estate management in accordance with the agreements and participates in all aspects of day-to-day operations of the property, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, snow removal, etc. The manager oversees tenant complaints and service requests and must be familiar with the terms of tenant leases. Additionally, they assist in the preparation of the annual budgets, reporting, and financial performance of the property.Duties, Responsibilities, Authority and Accountabilities

  • Perform financial control activities including the development of annual operating budgets.
  • Performing monthly budget analyses and re-forecasting allocations as necessary, 100% rent collection, and meeting annual targets.
  • Consult with leasing, legal, and construction in the overall management of the properties as needed.
  • Develop and maintains preventative and corrective maintenance schedules, and oversee maintenance activities.
  • Assist in the development of new properties, through the construction and development of a new site and/or the redevelopment of an existing property.
  • Meet Nation/provincial/federal/municipal legislations and standards concerning employment standards, human rights, employment equity, health, safety, environmental, etc.
  • Manage sub-contractor activities for goods and services including preparation of tender documents, tender and bid analyses, negotiating best terms, preparing contract documents, and monitoring sub-contractor performance as per process and procedures.
  • Establish goals and objectives, performance evaluation, and communicate a vision for operations and maintenance.
  • Prepare strategic analysis of properties considering financial indicators, market analysis, and long-term project plans.
  • Take responsibility for preparing and establishing property operation manuals, maintenance procedures and policies, and property management plans.
  • Administer tenant occupancy and provide new tenants with introductory letters as regards maintenance requests and rent collection procedures, insurance requirements, and emergency contacts.
  • Ensure professional execution of overnight deliveries and other courier services.
  • Coordinate contractors and regular business property inventories

  • Reports to Vice President Real Estate & Development.
Position Requirements
  • Licensed Rental Property Manager in BC (RECBC)
  • A degree in real estate, property management, business administration, or a related field is preferred.
  • + 5 years of experience as a property manager.
  • Working knowledge of property regulations in BC
  • Understanding of marketing and accounting principles.
  • Strong organizational and time-management skills.
  • Excellent team player with solid communication skills.
  • High levels of integrity and ability to handle confidential information.
  • Ability to work both independently and in a team-based environment.
  • Willingness to be flexible and adaptable to changing priorities.
  • Highly self-motivated and self-directed.
  • Exceptional critical thinking, analytical and problem-solving skills.
  • Solid communication skills (oral and written).
  • Strong people skills and the ability to interact with colleagues and senior management to maintain quality.
  • Ability to set and manage priorities to meet deadlines.

  • Proficient in MS Office software (Excel, Word, and Outlook).
  • Experience working with First Nations is an asset.
