If you are a detail-oriented professional administrator looking for a fun, hardworking and collaborative team that supports learning and continuous improvement, we want to meet you!Summary:The Resident Manager for CW Stevenson Inc. operating as Cushman & Wakefield | Stevenson has the passion and drive to work closely with and provide support to the Property Manager in creating and maintaining a clean and safe environment for the tenants of 98 Market Avenue, Winnipeg Manitoba. The Resident Manager is responsible for the cleaning of all common areas of the building, minor maintenance, select administrative duties, select landscaping, and above all maintaining good tenant relations. Keeping the building and common areas clean constitutes approximately 50% of the position. The Resident Manager for 98 Market Avenue is required to be on call 24 hours per day for emergencies from Sunday to Saturday.The Resident Manager reports directly to the Property Manager, Residential.Required Skills and Abilities:

  • Two (2+) years proven experience as a live-in Caretaker position.
  • Proficient in basic computer literacy.
  • Ability to create great relationships using strong interpersonal skills, while remaining professional.
  • Ability to work effectively in a rapidly growing/changing environment with a high degree of resourcefulness and adaptability
  • Communication Skills - Ability to communicate effectively and professionally, both oral and written with both internal and external stakeholders; Experience communicating with media an asset
  • Relationship Skills –Ability to develop and sustain cooperative working relationships at all levels of the organization; be a mature and self-motivated team player with good conflict-resolution and people management skills; develop productive relationships with vendors
  • Organizational Skills – Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, ability to project manage and delegate where applicable
  • Decision Making Skills – Ability to resolve problems using facts and sound reasoning; ability to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.
Duties and Responsibilities:
  • Completes general cleaning duties including vacuuming, washing floors and all surfaces, cleaning windows, dusting, polishing, and spot cleaning, etc.
  • Completes general maintenance including minor patching/painting, tightening, maintaining the garbage bins, as well as winter/summer landscaping duties.
  • Maintains good public relations and a positive attitude with tenants by being polite, courteous and helpful while acting in accordance with existing policies and regulations.
  • Prepares and submits reports on general conditions and incidents, and reports all tenant complaints, problems, etc. to the Property Manager immediately.
  • Communicates the necessity to enter any unit in the case of an emergency, in the form of a written notice stating the reason for entry.
  • Maintains miscellaneous documents and forms on site including leasing and renewal forms, repair logs, weekly meter reading logs, parking and locker control tracking sheets.
  • Reports all information pertaining to tenant renewals (whether the tenant renews or not), and delivers renewals and follows up with all tenants on a weekly basis until all renewal forms are returned.
  • Completes move-in and move-out condition reports and ensures out-going tenants are charged for all damages; and ensures that all condition reports are forwarded to head office no later than 48 hours after move out.
  • Provides a month-end move out purchase order request for cleaning and damages prior to month-end.
  • Controls all keys / security systems for the common areas and units.
  • Posts notices as required for snow removal purposes, annual inspections, parking lot cleaning, etc.
  • Distributes documentation to tenants when required to do so by the Property Manager.
  • Delivers late rent notices, and eviction notices as prepared by head office and post abandonment notices.
  • Attends Residential Tenancy Branch hearings for claims as required by the Property Manager.
