Senior Property Manager – Winnipeg ManitobaOnyx Property Management is looking for a full time Property Manager. Onyx Property Management is a small, family owned property management firm. We own and operate over 450 residential suites which are managed from a rental office in the West Broadway area of Winnipeg. The Senior Property Manager will report directly to the business owner and will supervise and train junior staff. Some weekend work will be expected.ResponsibilitiesMaintain day to day operations of a portfolio of residential properties.Residential leasing including advertising, reviewing applications for tenancy and making approval decisionsMaintain social media presence to ensure adequate advertising of available suites and minimize vacanciesEnsure timely and appropriate responses to emails, phone calls, letter mailLiaison with tenants, including issuing any required warning letters or late rent noticesSpend sufficient time at the residential properties to support and train the resident managers, ensure adequate management of the property, and conduct suite inspectionsMaintain accurate records and document any incidentsRelay any property deficiencies or required repairs to the appropriate maintenance staff and follow up with any tenant billed repairsAll aspects of rent collection including delinquency follow up and tenant terminations where necessaryProviding customer service to tenants and applicants, and providing support to the resident managers and maintenance staff.Representing the landlord at the RTB for Claim and Order of Possession hearings.The successful applicant will have a valid drivers licence and regular access to a reliable vehiclePost secondary education will be considered an assetOther duties as requiredJob Types: Full-time, PermanentSalary: $55,000.00-$65,000.00 per yearBenefits:
