About usWinnipeg Condominium Corporation 02- Tuxedo TowersJob descriptionThe Maintenance Person is central to the efficient, effective operations of our Condominiums and plays a key role in fostering a positive environment within the complex. This position is accountable to ensure all the day-to-day operations of the Condominium Corporation, buildings on Corydon Avenue, including, but not limited to the land, common elements, utility areas, storage areas, onsite office, roof, machinery or other parts of the common elements and all building and improvement activities for WCC 02. In addition, the Maintenance Person functions as the front-line contact for the owners, tenants, guests and service providers to WCC 02 and, as such, is accountable for a positive, customer service oriented environment.As the Maintenance Person, you will be responsible for: Maintaining mechanical equipment and ensuring building mechanical and plumbing operations in the complex are functioning effectively and safely. Maintaining structural components of the building including the roof, fencing, gates, doors, locks, etc. in the common elements and grounds. Ensuring electrical components of the building are functioning. Maintaining security, fire and emergency measures for the complex. Acting as Site Liaison/Customer Service agent by supervising contractors and service providers. Conducting work in the complex and attending to residents concerns where appropriate - or referring resident concerns to the Property Manager.Caring for Grounds/Landscaping by ensuring common areas are clean and free of debris/garbage. This includes picking up, sweeping, shoveling, snow blowing using whatever method is suitable for the situation. Mowing the lawn for the complex during spring to fall months and weeding and fertilizing, as well as removing snow during winter months in the courtyard and from building entrances. Maintaining the garbage and recycle areas.Maintenance of the Pool/Sauna/Rec Centre. This will include ensuring that chemical balancing for the pool happens on a daily basis and adding or altering chemicals to ensure that the pool is balanced. Performing administration duties.Other miscellaneous duties that may arise in the operation of the Corporation may be assigned from, or in conjunction with, the Property Manager and the Board of Directors as required. The Maintenance Person is hired for the care and upkeep of the common areas and does not perform in-suite duties or maintenance for owners or tenants unless an emergency situation arises.Physical Requirements: This position requires bending, standing, walking, climbing stairs and walking on uneven surfaces; reaching, lifting light to moderate weighted items, pushing heavy objects; lifting and shoveling of snow.Incumbents will be required to work both indoors and outdoors, and be able to work irregular hours. Skills and Requirements: Demonstrated experience with general maintenance. Related technical knowledge of building operations, processes and practices. Knowledge of emergency policies and procedures. Basic administration including basic computer and cell phone knowledge. Understanding of the rental/condominium rules and regulations. Must have strong communication skills, both written and verbal. Driver’s license and vehicle required.
